1 A Tool - funktioniert - bin begeistert

Genial - möchte auf gar keinen Fall mehr ohne sein - und der Support schlicht Spitze.

Vorteile

Null Doppelbuchungen - das gibt Sicherheit. Klar und übersichtlich

Nachteile

Das fällt mir schwer was zu motzen - optimieren kann man immer (automatische Rechnungsstelluns-Vorlage könnte optisch noch verbessert werden) aber ehrlich, das sind nun Peanuts -> das wichtigste ist eine echte Datensynchronisation und das funktioniert alles 1A

Gute preiswerte Software mit Entwicklungspotential und Schwächen im Support

Insgesamt habe ich eine Verbesserung zu meinem vorher genutzten System erfahren und freue mich auf neue features, die hoffentlich noch entwickelt werden. Im Bereich des Supports ist die erfahrene Hilfe stark mitarbeiterabhängig. Insgesamt würde ich mir wünschen, dass stärker auf die Bedürnisse und Vorschläge der User eingegangen würde.

Vorteile

Der Channelmanager ist wirklich ausgesprochen einfach zu bedienen und funktioniert ausgezeichnet. Ein Synchronisieren mit den großen Portalen ist sehr einfach, schnell und zuverlässig.

Nachteile

Wenn man viele Einheiten vermietet vermisst man doch die eine oder andere Funktion, z. B. mehr Möglichkeiten in der Preisgestaltung.
Der Support ist leider nicht so wie in vielen Bewertungen beschrieben. Die jungen Leute sind häufig entweder genervt oder ignorant, beides ist für den User nicht zielführend.
Ich hoffe die vielbeschworene Innovationsfreuede und Veränderungsbereitschaft bleibt erhalten, so dass man in 2 Jahren nicht wieder zum nächsten System hoppen muss.

The programme is well structured

Vorteile

The programme is well structured, very intuitive and easy to use. I built my homepage with Smoobu quickly and despite the fact that there are no different graphics or layout options, the site is impressive and loads easily on all devices. The support guys are very helpful and respond on time.

Nachteile

The difficulty of managing several bank accounts.

Good software if you need only some basic functions

Good customer support. Smoobu is good if you need basic functions; it lacks some more advanced functionality compare to other PMS. Easy to navigate.

Nachteile

• Messaging: No option to archive messages currently.
• No push notifications from Airbnb & Booking to the Smoobu app when a guest (Airbnb) sends an enquiry only (before they book) I do not receive this into my Smoobu messages.
• when a guest books and the booking confirmation email is sent, it does not appear in my Smoobu message inbox either so I dont see the communication trail.
• Attachments on messages, it is not possible as portals like Airbnb and Booking.com block messages with these.
• As we are still sending messages through their connections, we have to abide by their rules.
• For now, it's just text for messaging - which is why we offer the Guest Guide as a workaround to help you
• Cannot re-order item in Guest Guide
• Font size formating in Guest Guide does not work for me

Smoobu its the TOP 1 Channel Management.

2 Years looking for the Best Middle Cost Management System and found it - Smoobu

Vorteile

The platform is very easy to use, very good explained videos to use in any step your in. I'm very satisfied
about what they offer and the improvement they have made and expanded many offers is a high-quality product.

Nachteile

They have to improve the Statistic and metrics of the properties and bookings. They could add so much more info here they are not. Invoices do not generate correctly. The Payment details on reservations do not include the COMISION imported of the channel, so it's very different from what the payment show in smoobu and in the other Channels like booking.com, Airbnb, Expedia. They Have to take the same information on those channels and adjust them to make it clear and have no difference between the channels.

ALSO need to do a MAX Update to the Website Builder.

This product is geared towards Europeans

I have had a terrible experience with Smoobu and do not recommend this product to anyone

Vorteile

The guest app was a nice feature. This product was less expensive than others

Nachteile

The customer service for this product is terrible. It is difficult to speak to anyone by phone and if you are able to finally get through it has to be during European hours so if you can't talk first thing in the morning you are out of luck. Many features on the included booking website are geared towards Europeans and cannot be fixed. For example, Sq meters instead of sq ft, the format for the date is day/month/year, the website has the word domicile as a tab which should say home but they have yet to fix, I never could get the website to work properly for direct bookings (whenever I tried certain dates it said that those dates weren't open even though they were). I also could not get PayPal to work with the booking website and when I asked customer service for help with they asked me to send them a screenshot of the problem (that's usually what they wanted for everything). Lastly, the most frustrating thing about this program is that after the free trial I decided to pay for a year upfront and now that I have discovered how much I don't like the program and want to cancel they won't give me a prorated refund.

thanks for your feedback. Let me apologize for your experience. We are a Europe based company, indeed. We are still adapting some minor issues for the US market (exactly these 2), but we have +1000 happy clients in the US already.
The PayPal issue that you were having must be a setup issue, happy to get it fixed with you. The fact that you did not have any days available were because you had not yet set your prices. No prices = no availability.
Indeed we do not pro rate refunds. You had the choice to opt in for the monthly subscription, no questions asked. Plus you had a 14 day trial without any obligations whatsoever.

Molto più di un semplice Channel Manager

Highly Recommended

The customer services are absolutely fantastic and they make everything so easy for me to run my business.

Perfetto per la mia casavacanze

Channel manager per gestire booking & c, sito web per prenotazioni incluso e tutte le integrazioni facili da usare per ricevere e i pagamenti dai clienti e automatizzare la mia casa vacanze (automazione apertura porte e tanto altro). Non potevo chiedere di più! Inoltroe mi ha semplificato la gestione di tutta la burocrazia per la registrazione sul portale regionale e alloggiatiweb. Lo consiglio!

I would highly recommended Smoobu to run your holiday lets with your other team members with relief of mind.

Best viable solution for small property owners with great CUSTOMER SUPPORT, CLEAN FEATURES &...

Vorteile

Firstly, for someone who has hardly used a channel manager, the learning curve is always going to be a thing no matter which service you decide to use. This was the case for me, after reading countless reviews I decided to trial Smoobu and am now a paid user.

And when the learning curve is unavoidable, Smoobu truly shines with their CUSTOMER SUPPORT - it is definitely one of their best features. Their chat team works in German-time (and they are not available 24/7), but it was definitely handy when you're based overseas. Their e-mail support team I find are VERY experienced, fast, helpful, patient, understanding and respectful - I seriously only have praise for them! They truly helped a novice channel manager user like myself troubleshoot, configure, and set up the optimal solution that works best for my particular business size and workflow.

Regarding the SOFTWARE FEATURES, I think we always tend to want more, and more of the available features offered more seamlessly and automated, so I don't think it's even fair to expect EVERYTHING, and the simplicity of Smoobu's software - both in UI and UX, once you get a grip on it, is a HUGE asset that eliminates and minimises all the headaches we go through as owners and managers.

And finally - PRICING. Based on my own research I think their overall quality offering is astounding vis a vis the cost. I am thoroughly impressed with the service and am grateful that I found something I am happy to pay for and proud to continue using!

Nachteile

EMAIL SUPPORT > CHAT SUPPORT: Though chat support is easier to access, for an actual conundrum or a multilayered question you're facing I would definitely go through their e-mail support since they can constructively engage with your problems (maybe also because they have more time to respond?), and you really feel that they are there to help you! But the chat team is great too for small questions you might have (but sometimes they disconnect in the middle of a question - but don't be discouraged and take that to e-mail or maybe call though I haven't tried that personally!)

GOOD DESIGN BUT NOT YET MIND-BLOWING: It is minimal, clean and ticks all the right boxes in terms of UI / UX and it is not at all problem for internal admin use, but for someone who comes from a creative industry background (e.g. used to the intuitive approach of Apple products and have done consumer-facing communication work) I do think their consumer-facing features (like their new GUEST APP and WEB EMBEDDABLE BOOKING TOOL) can be further reimagined based to align themselves with consumers who are spoiled by Apple, Google et al. providing great design to the mainstream. So in sum, based on a philosophy that good design → looks great and ALSO heightens practicality.

TWO-WAY SYNCS VS iCAL SYNC: Not a con but a note - with Airbnb when you sync via their two-way sync it makes it impossible to view or edit your calendar on Airbnb. It's great but I found it easier to iCal sync like the rest of the platforms!

Tokeet to Smoobu

Overall, our experience has been great. We have lost a couple of features, however what we have gained far outweighs this.
Customer support also very kindly offered to import existing direct bookings which was very helpful.

Vorteile

The features that drew us to Smoobu were the automated messaging, Igloohome integration, the guest guide/portal and the additional option selling.

Nachteile

I would say the only negative point we have so far is the handling/recording of invoices.
Payments need to be recorded manually, whereas Tokeet would handle this automatically and made it very easy to schedule invoices, and track sent, outstanding and paid invoices.

Great product- Lots of potential

I would recommend this software to any property manager.
The software does what you expect.

I manage 22 properties in Spain. I choose Smoobu based in these facts:

- Price
- Calendar management (APIS connection)
- Price management
- EASY built in website with payment gateway and possibility add your own domain FOR FREE
- EASY built in app.
- Owner/ team accounts
- Messages and automations

It is a self training software with a large stock of self explanatory videos to learn how to sep up your account.
Videos are also Spanish (many softwares don't provide this choice yet)

Support is fast and efficient (Thanks [SENSITIVE CONTENT])

The different accounts can be set up in different languages, very helpful if you have several languages in your team

Nachteile

Even though these areas can be improved I still will recommend it:

- Efficient way of creating reservations reports
- Easier way to know the calendar day when navigating through the calendar
- My website should have the option for marking up price (to cover Stripe costs)
- The app does not preview efficiently the calendar view.

You can phone them! You call them, they answer. They listen, they do what you want. In minutes!

It supports my business, and saves me time and money. It also frees me up to grow my business and add new channels with confidence

Easy to use, intuitive. Great dashboard with everything you need all in one screen. All backed up by the best customer service I have had with a Channel Manager. It's like having a back office that actually likes working with you. Before discovering Smoobu I had tried 2 other channel managers. I lasted 9 months with the first and only 3 months with the second. They were difficult to navigate, badly designed. The customer service was awful, you had to either send an email and wait for a reply or make an appointment sometime in the future to get a call back (that often just didn't happen). I was going crazy and about to give up on finding something that worked. Then I found Smoobu. It was a Saturday afternoon, and they had a telephone number. Just out of curiosity I called (expecting a voicemail saying they were closed). Much to my surprise a human being answered. I was up and running within hours. A connection that with a previous company had taken 3 weeks took them 2 minutes. Yes I know, unbelievable. No more stress. No more feelings of isolation. No more double bookings (and being told it was somehow my fault). I am now relaxed and happy and growing my business. And concentrating on my guests. I really feel like I have found a business partner who cares about me and is part of my success.

Good Value, useful for expanding channels

Un logiciel utile

Vorteile

Après 15 jours de période d'essai du Channel Manager et un soutien sans faille du service support technique notamment Antoine et Marie, j'ai décidé de faire confiance a Smoobu. Logiciel simple d'usage et qui se paramètre facilement. Au début je me suis posé la question si Smoobu valait le coup pour seulement 1 appartement. En faite il faut résonner en nbr de plateforme sur lequel se trouve votre appartement. Moi c'est 4 et c'est vraiment utile. Je suis a 1 semaine d'utilisation et je ne regrette pas mon choix c'est pour cela que je souhaite partager mon point de vue de jeune client.

Nachteile

Le temps d'adaptation avant de maitriser le logiciel. Sans aide cela aurait été dur.

Smoobu is exactly the Channel Manager that we need

The first month with the binding to the OTA was easy and we did not have any trouble to quit the previous Channel Manager and to connect with Smoobu.
Now we use it daily with entire satisfaction.

The French translation is not perfect but I can use it

I am new in the holiday home rental business and I needed a program easy to use to synchronize different booking platforms. I have only one property in Corfu to manage and can't use the programs designed for hotels. I am using the program about one month now. Each time I received a booking from one platform it was immediately blocked on the others. Once I contacted the support center of smoobu and got immediately answers to my problems.

Until now there is nothing I could say about this software that is negative.

Good Customer Service

Average experience. I am also a bit disappointed that the price is only for one listing and I will have to pay more for a second listing. I don't really think the benefits justify this.

Very good customer service. And for the most part easy to navigate.

Nachteile

I don't like the way the messaging works. The messages to VRBO bookings are sent via email and not entered into the VRBO app. And VRBO booking is not downloaded like Airbnb with all the details. I was disappointed with this. I think it is a bit outdated.

Great Value

Exceptional value and overall excellent software. Reporting options and depth are a little lacking or this would be ideal in every way. I trialed 3 other softare vendors and Smoobu has the absolute most responsive customer service.

Many step to do to improve

Not bad (for the price), but after 6 months i changed channel manager.

I used this softwear for around 6 months, price and some stats graphics to better (then other simalr softwear) analyse data.

I used this softwear for around 6 months, very very NOT intuitve, both graphic interface and in the meantime all the secondary functions.

Very simple Channel Manager

We recently changed to Smoobu from Tokeet and haven't looked back. Smoobu provides an ultra simple channel manager which caters will for our business. they seem very chilled and really look after us. whatever we have asked they are there to help. So far so good guys!

Have not found any.

Smoobu rather than another one I had

Vorteile

Quality/Price ratio is good! Offers all necessary tools to control more than one property. Quite an interesting interface.

Nachteile

The calendar could be better in presenting the situation with more pop up info like who is renting, how many and rent.
I have not been able to quickly understand how to set up a website for direct reservations.. may be my bad

All-included-product and great service

Vorteile

Free trial and all freatures I need to run a small holiday home. They are included everything. Not everything is perfect but made in the right spirit.

Nachteile

New system. So missing a few smaller details - especially Google Hotel ads.
