Helped Increase Revenue
Excellent.
Vorteile
The amount of data given and ease of use is incredible with PriceLabs. I can stay on top of what everyone else in my market is doing. I am able to set a plan for dynamic pricing that changes day to day depending on when people book and what the market is doing. I can capture more revenue from people booking far out as well as grab last minute bookings because I have set it up to drop my prices the closer the booking date is to the arrival date.
Nachteile
It can be a little time consuming when you first start. There is a lot to learn, but there are many helpful tutorials.

thinking about ‘earning more money’ instead of ‘having a high occupancy rate'; pricelabs makes...
i watch videos on you tube and apply. i appreciate that you answer my emails and questions quickly. i am a novice so my experience and knowledge of pricelabs does not allow me to say more because i have not yet explored all that it allows.

Regarding prices being higher during major events, you can achieve it by turning the ‘Demand Factor Sensitivity’ customization to ‘High’.
Also, the ‘Pricing Offset’ customization sets a "Fixed" or "Percent" price change on the Recommended Price (after all other customizations have been applied).

A must have in the STR and vacation business
This has proved to be a must have for me. I would have left money on the table so many times over the past year and a half with what I would have priced my rental at. I have learned to go with what is recommended by Pricelabs and have had success every time

Essential for your short term rental business.
Excellent. Highly recommended. It’s complex but support are on hand to assist you.

The data is using airbnb and VRBO which doesn’t offer as much fidelity if a lot of your bookings come via Booking .com. However, I think this is being addressed in the near future.

How to bring in more $ then your competitors
We know where we need to be to pick up rentals when the occupancy level is really low. We can maximize our revenue to make sure we are staying above the rest.
Vorteile
There is more data than you know what to do with but you can hone in what matters most to you and your market and stay one step ahead by pricing yourself where you need to be to get the days that would go vacant otherwise.Being able to see the other rentals in our area and there revenues and mirroring their pricing to maximize our profits has been a game changer.
Nachteile
There are times when you can get to a point of analysis paralysis with all the different options but if you stay practical and don't try to overthink it you can get what you really need to make a difference in your revenue.

Only for Price changes
As I used Pricelabs to manage more than 1000 apartments at the same time, it was very good with the possibility of grouping room types in the same price category, but the lack of other tools is very noticeable and hindered the analyzes and controls, which needed other complementary systems.
Vorteile
The possibility of creating different levels of increase or decrease in price, based on the user's free decision, is very interesting when you want to price differently for each occupancy level. Also it's nice to have possibility of grouping room types in the same price category.
Nachteile
I think the system is very simple, with no possibility of applying strategies such as minimum nights, entry and exit restrictions, discounts according to the number of guests, etc. This makes Revenue management very difficult, which needs to be complemented by other tools. Also, there are no suggestions or market research within the platform. All price optimization is based on the user's own management and choice, and we don't have historical reports or price changes, which makes it difficult to control.

However, some of the features and customisations that you mentioned as lacking, - such as minimum nights, check-in/out restrictions, and occupancy-based discounts, are features present in the product and are widely used by our customers.
We find it surprising that these features were not used or apparent, and thus a lesson for our team to make these evident during our training sessions.
We offer full pricing automation and the ability for users to pick their desired level of control. With all the features we offer it can sometimes be a challenge to narrow down the desired set.

Un año con Pricelabs
Pricelabs me ha ayudado a obtener el máximo beneficio una vez que el mercado ha empezado a dinamizarse nuevamente. Tengo mas dificultad en los periodos de bajas temporadas, probablemente porque todavía no he entendido bien cómo utilizar el software cuando hay menos peticiones en el mercado. La experiencia ha sido satisfactoria y merece la pena invertir en el software para una gestión mas dinamica.

La integración del programa con mi Channel manager ha sido fácil y rapida. La ayuda obtenida para entender el funcionamiento del software ha sido de vital importancia. Se necesita un poco de tiempo para acostumbrarnos a su uso y funcionamiento.
Nachteile
Después del periodo de prueba es simple utilizar el programa y adaptarlo a las necesidades del mercado. Sería genial poderlo tener traducido al español o italiano en todos sus pasos, porque cuando se habla en términos técnicos habría menos dudas y sería mas simple su utilización.

For example - on portfolio analytics, we recently added an ability to look at pacing charts from same time last year and you can also compare it to market performance if you subscribe to a market dashboard.

Into the future of Vacation Rentals with Price Labs
Great. In my role in getting new properties in to our portfolio it allows me to present unbias and market related data over just our internal data. It also helps me show what the market place is like to owners, enabling them to make the best decision for themselves. It has been a game changer and I look forward to the product being improved and adding features in the near future.

I know it is hard, but th revenue figures can be way out at times. I have looked at our own properties on the system and the variance can be quite big. However, that is generally down to dates being blocked or high owner use.

Love this Dynamic Pricing Tool
I recommend PriceLabs hands down. I've used other tools and this is the one I like the most by far.
Vorteile
It is very easy to use and connect to their support PMS or even airbnb accounts. I love their multi calendar feature and that they support multi unit setup. The other dynamic pricing tools out there, do not support this.
Also, their support is TOP NOTCH, can't say enough good things about them. They are super responsive, attentive, helpful, insightful, etc etc
Nachteile
Maybe the UI, even though it was improved recently, I think it lacks behind other players. It's not bad though

Best Vacation Rental Pricing System Available
I am very pleased with PL overall. No complaints.

I have used competing systems and am very satisfied with PriceLabs. The level of customization is incredibly rich to the point that I can have a pricing strategy that leaves very little, if any money on the table. I am also very pleased with their pricing structure. They don't milk us on a percentage, but on a per unit rate, which comes out to a bit cheaper than the competing systems I have used in the past. The don't have phone support on demand, but are quick to respond to emails and can set up support calls with appointments. Very satisfied overall.
Nachteile
Due to the richness of the customization, there is a bit of a learning curve to figuring out how to best set everything up. As they have added features, the interface has gotten a bit cluttered. That said, once you understand how it all works, you have a very powerful tool in your hands. I also don't see much value in the marketplace dashboards. They are lacking more development. But the dashboards are not essential to the usefulness of the system as a whole.

Awesome tool
After you understand the software it is a great tool to use. Cuts back on hours and hours of manually comparing prices and making sure we are positioned adoringly regarding the competitors. However to start using the SW it would be great to have a PriceLabs person hear you and help you set your initial stagy and explain the how the SW "reads" your inputs to generate it's outputs.

Rely rely helpful, to make sure yield the maximum revenue for each property. It is very flexible to customize to our harts content / location specifics. Information about expected occupancy in the town and "real" information about already booked occupation for each day forward.
Rely easy to visually see in % how well we are doing in the future. This time frame is also customizable, so we chose, 7 day, 30 days and 90 day, to easily see if we are OVER selling (too cheap) our UNDER selling (to expensive).
Integration with our PMS was very simple also.
Nachteile
- Sold night, do not display the "correct" value that the unit was sold at.
- Color scheme of information displayed (bule "cold" used for higher occupancy)
- Base percentage history are not real values, of our apartment this year versus last nor versus the town. It's an estimate of what we have versus the changes we make. But none of this portrays reality.

The best pricing software around!
PriceLabs is far better at setting prices for my vacation rental than the listing software's price tips, which are consistently low. While it took some time and study to learn how to set up my listing, once it was set up, it didn't need much watching. My income increased and my workload decreased. Customer service is very prompt and clear. It is definitely worth the price.
Vorteile
Using PriceLabs significantly increased my income from my vacation rental property. Also, while it is complex, once you understand all the options and get it set up, it pretty much runs itself and you only need to keep an eye on it, not do the heavy lifting.
Nachteile
While my income increased significantly, my prices kept going up (I was heavily booked) and eventually got to the point that my guests started giving me 4s on value. I had not set a maximum allowed price because I didn't think about that happening. Once I set a maximum price, I stopped getting dinged on value.

A great tool that pays for itself
It's been great. It integrates perfectly with Guest for Hosts. It's helped us get more bookings when demand is low by automatically lowering the price, and helps us maximize profits when demand is high by raising the price.
Vorteile
So easy to use and setup. I can easily change the base price, min and max, and override prices. Of course, I rarely do any of that, because Pricelabs's dynamic pricing is so spot on. I set it and forget it.
Nachteile
No real issues so far. It does what it says will do. Sometimes the pricing customization is a little too detailed for my liking that it gets confusing, but that seems like more of a me problem than a Pricelabs party.

If you are serious about your short stay accommodation business, you need this software.
From the first month I used this software, I know it was a winner. It implemented pricing that was higher than I would of gone with but within days I knew I had been underselling our properties. I estimate the improved pricing in the first month of using this software paid for the full years subscription.
The next problem I experimented with was "last minute" pricing. I was blown away with the level of control of this aspect and within a few weeks, we stated to get "back to back bookings" - something I could never of done without this software. I now have one property with a 96% occupancy rate.
I can't wait to see what it can do with minimum night stays and those funny gaps that pop up now and then.
Vorteile
This is excellent software for one of the most important aspects of running your short stay business - getting the nightly price right. The software has some very clever "smarts" driving it and you are able to really drill down to get your pricing right. There is no way we could have taken the next step with our business without this software. I now consider this software as an employee of the business - one that works reviews every price for every property every day.
Nachteile
The software is being developed and improved all the time. It is a lot more sophisticated that I could be with pricing decisions so its really about my knowledge getting better rather than the software improving.

Love the product so far and see if being an ongoing huge help in my tech stack to make sure I am getting the most out of our properties!

I love how user friendly it is. From the pre recorded training videos on their site to all the info they provide on the site when getting signed up, it is intuitive and has amazing functionality to really get your numbers dialed in and as specific and granular as you want.

Haven't found any major cons so far in my experience!

Maximising Income Easily
Pricelabs have grown from being a good basic software package 5 years ago to a critical core of the way in which we price and operate our business.
Vorteile
I love the flexibility and feedback on how best to optimise our pricing, maximising our income.
The visual red/orange/green indicators at a glance enable us to adjust our base price in line with market trends. Additionally I can tailor our pricing for local spikes in demand.
Using the software now for 5 years nearly, I love the way new features are being developed and implemented.
Nachteile
PriceLabs is not the least expensive on the market although its functionality justifies the price.

Maximizing opportunities
Excellent product that is easy to use and get up and running quickly. Clear and concise on what is happening.

Easy to use, easy to set up, and most importantly allowed me to maximize my revenue opportunities with all my rental properties. Still shocked that I left so much on the table prior to using this software. Quick and easy to make changes.

PriceLabs has increased our revenue by 200%.
The integration of dynamic pricing with PriceLabs has been a fantastic addition to our business, and resulted in a 200% increase in booking revenue this year. It's so darn easy, too, and integrated seamlessly with our vacation rental property management software (OwnerRez). Not only do we have such revenue increases to delight in, but PriceLabs also gave us the confidence in knowing we were pricing our own properties correctly, and the ability and confidence to price for others as a property manager. I highly recommend PriceLabs.

We integrated PriceLabs with our vacation rental listings during booking season for 2021, and were delighted with the ease of use and deployment, and of course the pricing approach and dramatic increase in revenue we've received as a result. We're not just comparing this year's revenue to 2020, which was an unusual year, but to previous years and to our future projections as an experienced vacation rental provider. With PriceLabs, we've seen our revenue increase by almost 200%, with pricing implemented at far higher rates than we would have expected (or dared) offer without the knowledge base behind PriceLabs, and the factual reality of reservation after reservation coming in at those market rates. I highly recommend the product and wish we would have implemented dynamic pricing years ago.
Nachteile
Honestly, I have very little to say that is a con for PriceLabs. Implementation was smooth, and adding new properties has been smooth. Whenever I've had a question or concern about new property suggested rates, the help documentation has answered my question on the first search. I don't even begrudge the price at all (I did before using the product; questioning if it was worth it, but the sheer reality of a 200% increase in revenue quickly put that concern to rest).

Pricing made Easy
Very, very easy to work with. Intuitive interface, and knowledgeable staff, with quick responses to questions.

Integrates seamlessly with my hosting software. Extremely easy to correctly position our rental properties for maximum profitability.
Nachteile
I stopped using it and switched to a competitor for month on a free trial basis. During the month, the competing software had no data for 1/4 of my properties, and there was no significant difference in revenue. I also heard a podcast where the CEO of Pricelabs gave his philosophy and back story, and I decided to remain a partner with Pricelabs. Excellent decision for us!

Customize pricing to automate daily management
Customer service has been wonderful to work with any time I have a question, they are very quick to help.
Vorteile
I have tried many dynamic pricing softwares and this one is the best for me. We have very different markets - some seasonal, some more weekend or weekday demand. This lets me customize in a way no other program has so that what is in my head knowing our markets, I can automate. It allows me to customize length of time to what I know is best, not a standard window of time length. By setting and forgetting I can check in if I want to but otherwise I know once it is inputted, I am covered. Automation is key and this one is the best. Also it syncs seamlessly with my channel manager so that pricing is updated on all my platforms.
Nachteile
I would love a mobile friendly app of price labs to check in if needed while on the go. The desktop version has become more user friendly.

Great value and customer support
Vorteile
Have been using the service for about 2 years and find it instrumental in raising our rental revenue. Feature are complete and for the most part work really well. Customer support is outstanding, including the ability to connect directly with the founders of the company and some of the key scientists on the team.
Nachteile
I imagine the algorithm works really well in densely populated areas, but requires extra manual work to be effective in vacation destinations that don't have the concept of a neighborhood. Currently the automated process for establishing a comp set is a bit flawed; I would like to be able to define my own comp set to track market occupancy and drive rate calculations.

PriceLabs has the best support and algorithms for pricing

I love that I can manage multiple listings at one time using the pricelabs software. It is so easy to use and has so many different ways to manage your pricing strategy. This is the best tool built for companies running or managing multiple listings. Their integrations with other sites and applications is simple to connect to. The cost to use pricelabs is fair and affordable. I highly recommend using pricelabs over any other pricing tool. Try it for yourself to see how easy it is.
Nachteile
I really like using pricelabs. If they were to improve anything it would be to improve the design of the user interface. But the functionality is there so really it does not bother our company much.
