Nachteile

The Sync listings button should not be linked to your billing dept. Users need to toggle this button or re-link their listings sometimes when changes are made to our PMS. This should not cause a billing nightmare where we get double charged by the system.

PriceLabs is very comprehensive with regards to the information you can derive from the system and the granularity of control it offers to users.

I use it to manage a single Airbnb property - however, it looks very well organised in terms of its capabilities to handle multiple properties and sales channels (other than Airbnb).

Very easy integration with Airbnb - seemless, smooth, just works!

Nachteile

I can't think of anything that's a strong 'not to like'. The point that is interesting is that it draws to your attention just how much you do have to think through your pricing - so there's a chance that all the options could appear overwhelming - but that's not being critical of the software, it's just making it clear how much control you have (and should learn to use).

Uses historical data to set pricing for short term rental properties. During normal times this service saves a lot of time and maximizes profits. It has many rules allowing you to heavily customize pricing based on day of week, days in the future, and seasonality.

Nachteile

It doesn't sync pricing directly with VRBO which is one the top rental portals. The interface is slow when manually adjusting pricing. Syncing is limited to once every 5 minutes.

With their latest release and UI improvements, PriceLabs is far and above the best pricing tool. Flat monthly rates and tons of customizations make this the tool of choice for any co-host manager.

I think there's a fairly steep learning curve when it comes to figuring out how to use Portfolio Analytics and Market Dashboards in a way that drives real decision making. The information is super interesting but I'm struggling to bake it into my weekly/monthly/quarterly pricing review process.

This product has been extremely useful! I have been using it for about 2 years now and I am not disappointed at all. The team at Pricelabs is so active and they are always willing to lend a hand and find solutions to your problems. I would highly recommend this!

It would be unfair to list a con for this product. It is user friendly and comes with an amazing support in form of a great team. A multi calendar view would be great, if there is a possibility for that.

It is a very easy to set up software, where you can easily start gaining benefits from minute 1. It is quite flexible, so you can adjust it to your needs, not the other way around.

I am really happy with this service so it is hard to see a cons. I guess the only one would be for someone that is hoping for this software to set itself up, they would have trouble because it does require a bit of set up at first but you do have to go through in order to get the most out of it.

Setup is very easy. At the beginning I went with recommended price levels based on other listings in my area and after a few months I adjusted to (only slightly higher) recommended settings based also upon the prices and occupancy I'd achieved over that period.
There's a hell of a lot of detail there if you want to get into it, but just going with the defaults has given me a great result.

Nachteile

So far I've not seen a downside with this software.
NB: I use only AirBnB. Integration is great, but I can't comment on other platforms platforms. Caveat emptor!

The affordable cost for how powerful this pricing tool is. Pricing is spot on. I discovered I was leaving money on the table. I manage a high dollar rental and PriceLabs pushed the envelope and I am booking my property at prices I did not realize I could command from $800/night to $900/night. PriceLabs even suggesting $1200-$1400/night in it's projections. I set a minimum nightly price and let PriceLabs set the base and highest recommended price.

Setting up and understanding functionality. However, I found many videos on Youtube that helped a ton.

PriceLabs provides Very high ease of use and stellar customer service. It's a must-have for anyone in the industry and easily generates a positive ROI within weeks.

Initially, we had some challenges during the setup process as all our listings were pulled in automatically.
Which were too many, and made the UI overly packed with irrelevant units.

Apart from that, the only thing PriceLabs must improve, in my opinion, is the loading speed of property rates. Whenever one selects a listing it takes way too long.

Compared to other price optimization services like Beyond Pricing, PriceLabs offer so many functionalities, e.g. the possibility of setting dynamic rules for the minimum number of stays. My company manage 200+ Airbnb rentals and after our start with PriceLabs we've seen a big increase in revenues aswell as a smaller worklord for us. The team is further more extremely friendly and helpful only adding to the experience. I can highly recommend PriceLabs.

Airbnb optimizes for nights stayed at solid prices. This makes sense since they are representing both the guest and host.

Where PriceLabs shines is optimizing for revenue while actually minimizing nights stayed! So as a host, if I can host fewer people for fewer nights but make the same revenue, there's less maintenance and more time to handle it.

Plus you can create rules so you're not gouging your clientele and adapt to local regulations.

APIs were easy for me to use, but it helps that I have some technical knowledge. I could see this being a small pain point for some.

The best is that PriceLabs Integrates with my other various software I use for my Vacation Rental Booking Manger service. Also the price point is great.

It under prices the biggest local events. But it is easy to over ride so isnt to big of a deal.

It does not seem to accommodate weekly and monthly stay rates or discounts. PriceLabs does a good job in theory pricing nightly rates. But with short term and vacation rentals it is more appropriate to calculate a multiple night rate.

Overall PriceLabs is awesome though, I understand it is not an easy task to do what PriceLabs is doing.

I love the customizable options for minimum night requirements that roll on each day - its great filling up my calendars with longer stays but still being able to fill in the gaps with short stays automatically.

The price point Pricelabs sets seems achievable. I've used a few other pricing tools and they set the price way to high that I recieve no bookings. Setting a minimum, base and maximum price really helps with this.

Would be great if it could syncronise directly with my channel manager, Uplisting and be able to control the minimum night stay requirements for other channels than Airbnb.

Pricelabs team is incredibly helpful, during the COVID they are supporting us with new features and insights, as the Market Dashboard with future market trends, which I find really helpful especially in this period.

The three different Menu listings at top of Software. Dynamic Pricing, Market Dashboards and Account. Seems clunky to me. Why not put them all in one menu option.

I do wish it were real-time instead of synced once a day, and syncing should be allowed to “queue” if it isn’t allowing a sync right away due to just having synced.

The ease of use is one of the best things about PriceLabs. All I really (have to) do is share access with my business webpage and they do the rest. There are probably a million other options for customizing the software to my business, but they seem to know far more than I do so I feel confident that as I continue to learn the skills they already have, I won’t be overcharged or underserved by PriceLabs. It’s like my safety net.

It’s a bit complex in verbiage & details at times but I also accept that there is a lot to know and understand about all the different data that contribute to the final outcome that gets made each day for my business. Sometimes though I want the “…for dummies” version and it is sometimes a bit challenging to find the important details among the jargon.

Pricelabs provides incredible flexibility when designing your pricing strategy. The customer service team is 10/10 and the product's price point can't be beat. I've used two competitor products as well, but ultimately settled on Pricelabs and haven't looked back since.

At this point, this is the best pricing software in the market so I have no complaints. The [SENSITIVE CONTENT HIDDEN] himself answers most of my customer service questions. I think that speaks volumes to how engaged their team is.

Pricelabs is a must for Airbnb hosts. Whilst it can be a little complicated for the not so savvy in the maths department, it's worth learning. It's made simple with a Zoom call from Pricelabs themselves who have a really great team who will guide you, so it's easy to implement. You can tell them what type of bookings you want and talk about your strategy, be it more longer stays, or simply 100% occupancy.

I love the fact that you can see the daily occupancy in your suburb, and you can see up to ten other places [your competition] and see if they are booked or not. With this information, you can then make better decisions on your rates.

You will look back and say what I said "I should have done this earlier".

I love the pricing algorithms that it uses comparing vacancies in the area, other pricing in the area, etc. I trust that these prices are on point with what the market is saying, and I'm getting the highest booking amounts vs when I used to price them myself.

It's confusing and not very user friendly. It's also extremely expensive if you have multiple listings. It doesn't seem very straight forward or easy to understand, so all I use is the basic pricing & synching, but notice all of the other features. They just seem confusing and not very straight forward. I'll continue to use it for a few more months just because the pricing is impressive, but I think it should be able to sync itself every 2 hours, not every 14 hours.

Could be nice to add a feature that you could turn on or off which would a increase prices automatically increase prices when local events are happening. Such as concerts or sports events. This could allow it to predict demand instead of reflecting current demand.

Amazing product and amazing support. Comparing to other pricing tools I experimented PriceLabs suggest much more dynamic prices. Other tools suggests very flat rates. You can also make use of gap availabilities by automatically reducing minimum stay requirements for the gaps. Support people are very quick to answer you in a very comprehensive way. It's hard to believe there are such people in the world but there are!

All is good, not possible to write anything negative about this product. However, PriceLabs please remember that we're delegating one of our most important aspects of our businesses, pricing, to you. So please keep working and making your tool even better!
