AppFolio Property Manager is A+
We used to use a separate system to receive rent payments and would have to manual enter them into Appfolio. By using Appfolio for all payments it has cut down on human error with the data entry and saved HOURS of data entry. We have also saved time and issues by having the tenants enter their maintenance request instead of them telling us and then us entering it. This way they explain exactly what the issue is and can't say I said this or that when we entered it. Just a better way of running a business. Oh and the owner statements pull everything from the system instead of us keeping a spreadsheet with the payments and charges - save time and possibly more human error.
Vorteile
There are so many features that are great, but there are too many to list. It is great to have all the information in one location from the guest card to the leasing. Having all the online rental payments go right onto their ledger saves so much time. We love also being able to pay owners and vendors from the same system. There are so many features we have not even begun to use and it is just a great system.
Nachteile
We do not like that we are not able to download the ledger with a total of charges and payments at the bottom of the ledger. They used to offer it and when tenants or cosigners had questions it was a huge help. Another issue we have is not being able to send the letters via email to the cosigners. Most of our tenants are students and the cosigners pay the rent and we need them to get the email letters. Few other things but the PROS outweigh the cons by far.

Inspection
Overall, AppFolio has been a pleasure to work with allowing me to update homeowners with a clear view of the current condition of their property. This is particularly useful for those home owners who have been away from the area for years.
Vorteile
The product is very user friendly and easy to navigate. The product allows you to upload multiple photos along with a written explanation to give your clientele a clear view of their property.
Nachteile
The fact that I can not manipulate the templates to move sections around or add a new section to a corresponding area after the whole template has been completed. e.g. If I have completed the template with the master bedroom followed by bedroom 2 and I wanted to add the master bathroom after the master bedroom. I can not do this, I would have to added it at the end of the template, rather then slide it in under the master bedroom section.

Great Platform
Overall this is a phenomenal platform with top tier customer service. The training and customer service staff trained our employees for us, and now even almost 12 months out, we still have weekly meetings with them to help us develop our work flows, and learn the new and updated functionality of the software.
Vorteile
The ability to have everything in one place. We switched to this software from another we had been using, and this has allowed us to not only gather better and more accurate data, but also has alleviated our need to make our own reports in excel as all of the company's key indicators can be measured all in the same system.
Nachteile
There are occiasionally things that pop up, that seem very remedial and common sense that don't happen. For instance, the entire platform allows you to sort your reports and data by dates. But if you want to see the delinquency notes on a tenant, you have to either look at all of them on the report or none of them. Or the ability once a move-out is complete to click "Undo" Move-out and correct a mistake, but once a move-in is completed, there is no undo button.

I love AppFolio
Vorteile
The ease of all of the features. I love the program and what it does for our company. Customer support is also a huge plus! They're always fast with getting back and follow up with you to make sure your issue got resolved. They just go the distance to make sure you understand the issue you may have or answer any questions about new features you haven't used.
Nachteile
Some features are confusing and don't make sense. Could be "dumbed" down a bit without having all the extra steps. There are also some features that I feel like we may be able to get use out of, but they aren't high lighted as much. Like the inspection aspect, I feel like we'd be able to use it but there's things in there that needed to be added. Also we would love to be able to write down keys/fobs that each tenant may have in their "units", but it only gives you the option of the key number. Just a couple things that need to be tweaked for us to use them efficiently.

In regards to Key Tracking, you can add the Key ID (for example, the code or name that is on the physical key or key ring), a description of what the key is for, and the total number of those keys available. You can also navigate to the key record of the key you need to check out and click the Check Out task. Type the name of the person who is checking out the key. This can be an owner, vendor, tenant, homeowner or staff member. Enter comments about the checkout, for example why it's being checked out and when it's expected to be returned. Could not manage as efficiently without Appfolio
Everyday accounting and management tool that we could not do without. This is a huge benefit to our team , tenants and owners.
Vorteile
Ease of use. Organized. Forward thinking and always updating with new features. Love many aspects including listing rentals, screening applicants, managing daily, tenant communication.
Nachteile
Owners do not have the ability to make folders for shared docs. Scheduling showings is great but glitchy, still requires too much manual input and has no ability to schedule in bulk. We work with this because the rest of the software is superb.

Appfolio - Easy to use for both landlords and tenants
Easy to use.

User friendly and great technical support!
Nachteile
lease templates are too much work to set up. Can't wait for the PDF upload capability so we can just fill in the blanks on the standard Illinois lease agreement. Wish there were more fields for property taxes and keeping up with issues on the properties.

Do not trust them with any ACH Transaction, No fraud division or prevention at AppFolio,
Vorteile
The software is user friendly like any other software on the market.
Nachteile
This company does not have a division to Combat FRAUD. Their ACH Payment System has a gaping hole in their design that allows hacking and financial crimes. Once you report the crime, they do not respond to your need. I reported an ACH Owner Payment Fraud in less than 24 banking hours. They could have easily stopped payment to the hackers. But they do not have anyone in charge. They were in such a hurry to send money to the hackers but extremely slow to listen to their client. All they will offer you is excuses and a worthless letter of indemnity. I had contacted my bank to put a stop on this transaction. AppFolio could have done the same, but they did not. They willfully paid the hackers despite my notices. Then they asked me to reimburse them for their incompetence and payment to the hackers. I told them to write an extra letter of indemnity and sent it along the one you wrote for me. They retaliated and froze access to my data base without allowing me to copy any of my records. They are trying to extort money from me for their incompetence. Do not trust this company with any ACH Transactions.

Hindsight is 20/20
We are a small Real Estate Company that switched to Appfolio four months ago. Non-stop problems. Importation had errors northwards of 60%. Software is very inflexible from an accounting perspective and does not allow much local control. Lack of combined client general ledgers renders large accounts unwieldy and virtually impossible to effectively service. Out of the box we had to design workarounds to combined client accounts and instead of switching to digital statements we ended up back with paper statements. Software designed well as a marketing platform or for property managers but poorly for financial data intensive and investment property managers. Overall the accounting and money tracking components are badly designed and leave information broken up instead of cleanly and accessibly centralized. Very clearly designed by a software engineer with little to no input from accountants.
Customer support is spotty and uncooperative. New problems either stemming from import data issues or inflexible bill coding process are a monthly routine usually met with a "get the solution wrong first" approach. Lack of support for re-importation put us down almost two months of wasted effort by three of our staff and three hand audits of accounts. Highly unlikely we will use platform more than initial contract.
Pros: Website management and design team is responsive and effective. It's a well designed marketing platform.
Vorteile
Good marketing product, nice integration with applications, lead generation, and designed website.
Nachteile
Importation and set up was an absolute mess. Importation team coded 60% of accounts wrong. Monthly issues arising from bill coding, lack of combined general ledgers for clients with multiple properties. Lack of centralized general ledger showing clean accounting. Complex and unwieldy client statements. Contentious unhelpful customer support that takes 48-72 hours to respond and frequently with non-solutions. Lack of local data control. Lack of local bill coding control.
Clients complain frequently that statements are confusing, badly designed, and the lack of a client general ledger makes large investment accounts virtually impossible to track cleanly.

What a lifesaver!
I just love everything about it. I am able to do my job efficiently either from my office or out on the road & my supervisors out-of-state don't feel like I have to be micromanaged because we can all communicate effectively through AppFolio
Vorteile
It is so easy to coordinate managing rental properties across North Texas, all of California & Oregon with a central office in California & just a few feet on the ground in Texas. We absolutely love the notes feature, we can record all communication that a specific tenant has with any of our team members across the country & it is so nice when you need to recall a specific communication you can print a PDF with one click. Texting tenants usually garners a much quicker response than waiting for someone to return a voicemail.
Nachteile
Imagine you know a tenant is moving out tomorrow so today you pro-actively make a work order to send the locksmith over to change the locks tomorrow. The tenant isn't moved out in the system yet so the work order will have their contact info on it, confusing the contractor. Then when the job is completed & billed then that old tenant is going to automatically get a maintenance survey request, for a job they didn't order at an address where they no longer live.

AppFolio has a definite strong future
When we began to realize the need to streamline our property management functions and responsibilities a few years ago, I started looking online for a system that would best meet those needs in an affordable and efficient manner. AppFolio soon became the clear leader for us. I did check with several other companies who were managing many larger property groups than we were. They did not feel Appfolio was the best performer for them in those largest groups, but they all agreed for the size of management we were doing it would be ideal for AppFolio.
Since that time, I believe AppFolio has grown its system along with our growth and we are still an ideal fit. Our owner loves the ease with which we can give him reports and answer his questions on costs etc all the way down to the individual door level.
Vorteile
The things I like most about this software are its ease of use, its intuitive nature and how it is ever evolving and improving as a direct result of user suggestion and need.
Nachteile
I am a loyal fan of AppFolio and have always wondered why more people don't seem to utilize it in my region.
But if I had to pick something I like least about it, it might be that it does so many things I think no one will ever be an expert at it.

New Features Added Almost Daily
Streamlining client and tenant on-boarding. Utilization of online apps, leases, renewals, inspections, and management contracts.
Vorteile
We have had great success with AppFolio. Our interactions with customer service are productive. It seems like new or updated features are being added almost on a daily basis. Users can drill down into reports with more precision, new options are added on tenant and owner portals, and improvements to the dashboard customization are only a few examples. The company listens to their customers needs and wants - and then delivers! We have no intention of shopping for a new software company for our property management needs.
Nachteile
Reporting is hard to learn for new users. I believe this is because there are so many options, with new options being added all the time.

Appfolio experienced user
I watched it grow tremendously over the years. With the growth being influenced by current trends of modern technology in relevant markets and the continuous implementation of users request. Appfolio is growing the right way.
Vorteile
User friendly, quick customer support and the ability to pull/create custom reports. The awareness that we the customer are always being heard.
Nachteile
Only thing I can say as a paying customer is we would appreciate some discounts on new products or at the very least a free trail run with some type of commitment from us some where later down the road

Property Manager Review
We are using Appfolio for entering guest cards, applicants and moving them in as residents and or moving them out when their lease expires. We also use Appfolio for residents so they can online and enter work orders. We use Appfolio to run our lease expiration reports, rent roll and can post ads of particular units that are available for rent. We have started entering in invoices to keep up with budget spending.
Vorteile
I like that I can send out bulk (and individual) email and text residents. I like that residents can enter work orders online.
Nachteile
My biggest thing is I don't have access to make changes to my property website. I have to go around the world and back. I don't like that I can't pick and choose when running background and credit checks. Sometimes I only need to run one or the other not both. I also don't think it's user friendly how you can edit charges when a payment has been posted and it's not user friendly when having to swap people to different apartments - more so when we have no vacant's and 2 future residents are posted and need to swap them was difficult. I also don't care for the fact that if another sister property doesn't pick their property while entering a prospect - I can see their guest card on my guest card list.

Best ease of use property management software
This program allows us to manage all of our property needs, from marketing, tenancy, maintenance needs and vendor management, communications, to homeowner payments and records. It also has been very helpful for HOA management, though there are still some updates needed there (but still, it's much easier to have the program than not - saves a ton of time).
Support and customer service are excellent.
Vorteile
It's like the Quickbooks of property management. Super easy to use / user friendly. You can use it intuitively without even taking a tutorial, but they have plenty if you need them. I've reviewed a lot of different software products for property management, and AppFolio was without a doubt the best option. Transitioning files was fairly easy with AppFolio's help. Everyone learned the software quickly and easily.
Nachteile
Honestly, I think it still needs a good bit of tweaking on the HOA management side, as there are things like leases that are still included in moving in new homeowners which doesn't apply.
Also, the accounting side leaves a little to be desired. It looks backwards for homeowner statements, so it's sometimes hard to explain to them. But overall, it's also pretty easy to use and the support at AppFolio will fix anything you can't.

Great Product
I have been using Appfolio since 2011. First with another company. Then when I started my own. I was the one who implemented both systems. It was an easy transition.
They are always updating and developing new tools to help PM's and CAM'S
Vorteile
Portability ! I work mostly on the road with my Ipad and Iphone. I can set appointments , assign work orders do anything that needs to be completed for my daily business right in my Truck aka Mobile Office.
Nachteile
I wish each user in Appfolio could get an email address via gmail that works directly with the software. That way all emails that come in from tenant or owner would be connected/viewed via Appfolio. Our local school board uses Gmail as their server. example : [email protected]
[email protected] or [email protected]. That would be sweet!!!!! and promote Appfolio at the same time.
Also, offer a training course for individuals that want to help offices implement Appfolio into their business. Many companies get Appfolio but don't use it to it's full extent. They need help with a live person in office. You could offer a certification course and have people independently help with after the data is in the system.

Requested Features Still Have Not Been Added
The software does a very good job, I fee like they could make some changes to make it a little more customizable and it could be great!
Vorteile
The accounting is the most robust I have found and do like most of those features.
Nachteile
I am still unable to text all my tenants at once for emergency situations, this has been requested for years now by hundreds of managers along with myself and its obvious that Appfolio does not listen to most requests no matter how many people have asked for it. I also do not like that I cannot use an outside screening source and the very high cost to screen through appfolio. I also do not like the high cost of a website.

Love AppFolio - User Friendly System - Always Innovating
The experience with AppFolio has been amazing! The software is user friendly, the people are very personable and knowledgeable, and I love the "how to" videos and instructions. AppFolio is always innovating (using our suggestions and requests), and I love that when they implement a new feature, it always works; no hidden issues or bugs to work out! The reports are amazing, and I especially like that we can adjust the reports ourselves. I love that the tenant payments go through AppFolio. We used to pay a lot of money monthly to go through our bank and have to pay them a client analysis fee. We use a one bank account system, and it makes everything easy, especially reconciliations. Having an Owner Portal makes it so much easier to pay owners and not have them calling wondering what they were charged for. Uploading invoices is quick and easy as well. I love AppFolio!

I love that the software is user friendly, has help videos and have well written instructions for all topics, and they listen to our suggestions and implement them as soon as they can.

Property Management software that is almost great but somehow still medicore
My experience with Appfolio has been a lot like the stars I gave in the review, mediocre. What it does right it does very well, what it does wrong it is terrible at. Everything else in between is a mixed bag of frustration. There are so many processes that are unnecessarily complicated. There are also a lot of processes were you essentially need to work around the software to to make them work. Nothing is straight forward.
Vorteile
Most of Appfolio is easy to use and the online portal is great for tenants to pay and put in work orders.
Nachteile
This software is not the all inclusive piece of software that is is advertised to be. One of my biggest issues is that the support for adding documents to a lease are extremely limited. This is completely unacceptable as there are multiple documents that are required by federal law that can not be integrated into the online lease that have to be done outside of Appfolio.
There are many more things about this software that annoy me on a daily basis that need to be fixed as well.

Streamlined Accounting
Appfolio has streamlined Accounts Receivable. The lookup function is great, the ability to text is fantastic. Communicating with tenants is much easier.
Vorteile
Flexibility and ease of use. It allows you to delete transactions and edit them. Great training videos and articles. Enhancements and updates are made regularly.
Nachteile
Inability to assign due dates on manual invoices and an easier override of monthly late charges, making the latter process quite laborious. My only other criticism is applying credits in the diagnostics panel. It should populate the fields and then let you edit. Instead you have to enter everything line by line.

Appfolio
We use both Appfolio and the Appfolio Plus add-on and it runs our entire business. We use it for maintenance, for running the management books, and for our resident communication. The ability to use it on the web or a mobile app means I have access to everything I need no matter where I am at or what I am doing and for a distributed workforce, this is huge.
Vorteile
I love that it is easy to use. While I personally come from a technical background, the entire company must be able to effectively use the software daily, and getting up and going only takes a day!
Nachteile
It is a closed system. You cannot easily use it with other software aside from exporting reports.

Appfolio User For Years
Very much have liked using Appfolio, I've used a few other companies' management software over the years, and it's definitely user-friendly, customer service is great, and if things don't work correctly it's typically user error.
Vorteile
Property pages, Work orders, vendor pages, and being able to see the owner/tenant portal is great. There are so many features, even after using it daily for years I still learn new things.
Nachteile
I wish there were more bulk features, for guest cards, and forwarding emails/letters through the system.

Couldn't do my job without it
It helps run every aspect of our business. Without it we would be lost.
Vorteile
Everything. This one software does everything I need it to to manage all of our 1500 properties. Maintenence, owner statements, marketing online, etc. It just has everything we need.
Nachteile
User control. One thing I would like to see it have is allow the admins to control the user levels and set permissions that meet our company's needs. The built in user roles are great, but they don't cover what our different departs do completely. For example our maintenance department needs access to owner information to send out maintenance requests to them. The default Maintenance Coordinator roles can't do that so we have to give them Property Manager access. The problem with that is that they can see much more information that they don't need access to and there is no inbetween levels.

I could not do the job I do today without AppFolio. There is no other property management software that integrates every aspect of the business. The customer service is the best I've encountered over the years. There is definitely a core value at the top management at AppFolio that filters down to everyone we interact with. Awesome company, awesome product.
Vorteile
Follows the flow process of property management. AppFolio easily allows me to complete the tasks for three employees. There are redundancies that prevent common and costly mistakes. Having an advertising module built in is fabulous. We only use AppFolio for advertising, The maintenance module continues to grow in functionality and the electronic Lease process reduces time and work required from our Leasing Agent.
Nachteile
IF I had to say something, I would say that changes for the sake of changes can be counterproductive. Just when I feel comfortable with a new feature or process, it changes. I think this is due to shift in mobility demands from the new generation moving into the work force and AppFolio has to meet these demands or become just another past property management software.

All encompassing, easy to get started, easy to use and easy to train
We trained a new bookkeeper during the pandemic 100% remotely due to the ease of learning to use this software.

Back to customer service focus
The customer service was amazing when we started and for many years after. Now the generic e-mails in response to questions and issues are taking away from what made the company special. The added prices for the add-ons are showing that the company is more revenue focused. I recently had a conference call with someone that was so condescending. Our office was shocked.

AppFolio
The product overall is a very nice product for a residential management application. User friendly, decent functionality, clean look. Sales and implementation teams are very responsive; the continuation teams are not quite as responsive or accessible. They have a user forum where suggestions, questions and answers can be submitted and reviewed. They are continually improving the product and consider user suggestions in their enhancement process.
That said, we manage commercial properties, not residential. We knew there would be some adjustments in processes and procedures we would need to make but the platform is NOT overall conducive to commercial management as we were led to believe. We were so excited to finally streamline some of our processes while adding tenant and owner portals, so when this failed, we were incredibly disappointed. While they are on the right track and may have a solid commercial management product down the road, they are definitely not there yet if the user is managing multiple properties, especially if the properties have independent banking accounts.
It was difficult to properly rate the product as I believe it is a great product for the correct application and certainly competitively priced and affordable. However, our experience was less than favorable due to the inconsistencies and limitations for our needs.

Appfolio makes our business run smoothly!
Appfolio adds so much value to the services we provide to our HOA clients. We wouldn't want to do business without it.
Vorteile
Appfolio is so easy to use, both for us as managers and for homeowners using the portal. Appfolio has spent a great deal of time figuring out which features are the most beneficial and perfecting those features.
Nachteile
There are a few very minor technical things but I am sure they will get fixed as Appfolio is constantly making improvements.

Family Business
This software has streamlined our operations and increased our ability to handle a greater number of properties. It has also improved communication between us and the tenants and us and the owners, therefore improving on relationships.
Vorteile
Very organized, the tabs on the left make it very easy to jump from category to category, and you can limit what certain people have access to. It’s very easy for the tenants to pay rent and report maintenance issues, and for the owners to see everything to do with repairs, rent, their pay outs and other fees. It also makes documenting communication easier for reference, and makes it faster to get information to the contractors and vendors we use.
Nachteile
When a tenant moves in on any day other than the first of the month, the accounting system automatically lumps the first months rent and the prorated rent together. This can’t be changed until the first of the following month, this has proven to be confusing for the new tenants. Also, we can’t search work orders by property, we have to go into the owners ledger to see what’s been paid for each property.

My review
Vorteile
I appreciate and could not run my company without your help, your website and software. Using your site has helped me organize and better able to manage my clients and tenants. I also appreciate the accounting and how specific it can be, or it can be more simplistic for clients who are not as sophisticated in using some of the more advance features of the site. Over all, developers at Appfolio seem to spend a lot of time with the evolution of the site constantly, and it shows.
Nachteile
I have real estate agents in my office and a couple leasing agents. I manage the property management company, alone. I recently found out if I should die or no longer capable of operating the management company, Appfolio would not be able to guide my next of kin with closing my account and help to guide my relative in the allocation of funds to different owners/clients. I do believe Appfolio should have a feature, even if there is an additional cost, that would help reconcile the funds and close the account.

Seasoned AppFolio user across Enterprise
It has been serviceable from our start up through the first three years. The lack of customer service support and no technical Service offerings makes this challenging to get to the next level. We are looking at competitive platforms now that we have eclipse 500 units and are also into the affordable housing space.
Vorteile
We like the fully integrated platform across our Business functions. The customized webs portal and its design to fully integrate the leasing platform through to public facing websites. The mobile computing was seamless and identical to working on a PC.
Nachteile
Customer service is no -existent. No dedicated support available. Often takes 2-4 weeks before we receive a response, if at all. I am uncertain if we can grow our company on partnership with AppFolio without major improvements to the client support and experience.

Accounts Payable Strengths & Weaknesses
It has been an easy software to learn and appears to work for must aspects of our business with minimal tweaking.
Vorteile
Batch invoicing is nice in that it pulls the data in for my review/edit quickly. I like the ability to copy (Repeat Bill) an invoice. Great that I can search for GL by name or number is great. I like that the system remembers items filled in previously and gives you the option to select them. Search options and reports work well.
Nachteile
Cutting checks and knowing what the actual Trial Account Balance is - this is not linked well to the check cutting process. When there is an issue with a specific invoice during the ck cutting process it does not tell you where the issue is when I have 100's of cks being selected (It would be nice if you could say deselect the invoice in question and would state the property/vendor/invoice#). I am not able to put an invoice on hold to avoid cutting a check before I am ready. When selecting a vendor in the Mthly Billing GL report (Customize) you can't see the address to ensure you are selecting the correct one, slows my search and must make several searches.

Time saver
Exellent!
Vorteile
Transitioning to AF has saved us at least 30% in our time in doing the same thing we have been doing in Yardi. The capability of online rent payments has the tenants do the job for you. The capability to pay bills through ACH has eliminated the need of having to cut checks, mail them, having to put stop payment on lost checks, not talking about how much faster the bill payment process has become. We are happier, renters are happier, and vendors are happier. The capability of monthly financial reports being electronically provided to Owners in their own portal has made our clients more satisfied. The capability of attaching everything directly into the software has made it possible for us to go 99% paperless, no more buying paper, no more file cabinets, no more time spent on filing. All of the above and much more has allowed me as the Finance Manager to close the month at 2 weeks earlier than I used to.
Nachteile
We have owners that own a few buildings, we call them multiple property owners. When reports are being uploaded to their portal, AF doesn't assign a name by property that would make it easy for owners to differentiate which report is for which property without opening the files. We have Owners that are not happy about that.

Appfolio is easy to use and they actually care!
Great interface to use, new hires catch on quickly. Support is a quick turn around and they constantly ask you the customer for feedback.
New features rolled out almost daily and we the users can submit and vote on upgrades we think would benefit the industry and the database most.
Cloud based so there's never an outage and the online resources this system provides makes business easier as well as more productive as our residents can pay rent online, submit maintenance requests, even buy renters insurance all through their portal. A one stop shop that makes our jobs easier and makes follow up and follow through a breeze.

Lost over $9,000 using Appfolio the past year through chargebacks
The software and the Appfollio company are beginning to be more of a liability to our company than an asset.
Vorteile
Web-based, easy to use and train new employees to use, mobile app.
Nachteile
Over the last year, we had Appfollio charge back to us over $9,000 in tenant disputes that we were never made aware of. One charge-back was for about 4-5 months of rent for a property and the other was for two months of rent. When we contacted Appfollio on both cases they refused to take responsibility and reimburse the money. One chargeback was done about 6 months after payment and the other 2 months after payment.
We like the software but we are now looking to change to a new software since the cost and liability of Appfolio have become too high. We pay about $3,000 a month in application fees and software subscription fees and have been using the software for about 9 years, however, Appfolio would not reimburse us even a penny. Appfolio never notified us that there were disputes so that we could get involved in disputing the chargeback.

Almost Perfect
Makes managing a larger apartment complex relatively easy. Bang for your buck, you can't do much better.
Vorteile
It has so many great features, especially integration with the tenants. We can do electronic leasing. Tenants can pay via the portal. We can capture our email and text communications within the software, when used appropriately. Overall, it is a fantastic product but it does have the usual annoyances that come with every software.
Nachteile
For as good as it is, it sometimes lacks the most basic features. For example, the software will automatically prorate rent for any new lease, but it does not prorate the adjustment for renewal leases. You have to do that manually. Furthermore it does not permit maximum customization of reports. There are fields that show up on some reports, but not others you might like them to show up on.

AppFolio is an all-around good property management software
Vorteile
Appfolio is great for single family and multi-family property management. I have used it in the leasing role and the manager role. In both cases, I found it to be intuitive and easy to use for individuals with a variety of skill levels.
The maintenance portal was probably one of the best I've seen. I can start with a resident's service request, send it to my vendor, make notes along the way, add photos & attachments, receive and attach the invoice to the work order so that all of the relevant pieces are in 1 place, accounting pays it and the check then becomes associated with the invoice that's associated with the work order. When an owner has a question about an expense on their statement I can get from their statement, I am no more than a couple clicks away from an answer with loads of documentation along the way.
Nachteile
This software would not be ideal for a company that participates in the LIHTC/Section 42 program. It seems to be sufficient for use with residents that participate in programs like Section 8, though. Some data sets also require that you pull two or more reports to see all of the data you need. The reports are highly customizable, once you learn how to use them, but some of the data is just not available from one report to the next.

Appfolio Review
I love Appfolio and how they always are trying to improve the software!
Vorteile
Easy navigation throughout each piece. The leasing and accounting flows easily to the reporting. All of the pieces link very nicely.
Nachteile
The balance sheet sums all of the bank accounts into operating cash and escrow cash. It makes it hard to see individual bank account balances on the balance sheet.
The late fee program is very laborious when dealing with 2000+ units and residents.
The minimum fee bills on a unit even if you didn't collect income. There is a lot of work to make sure we don't bill when the unit is vacant.

Lot's of features, lacking accounting clarity and open API
Overall, we switched to AppFolio for some of the features they had to offer that our previous software didn't. But due to the accounting, the deplorable customer service, and the closed API, we are searching out other options to replace them.

lots of features, automation, easy to track tenants payments and delinquencies and work orders.
Nachteile
The cons are: Accounting, Lack of open API, and customer service. If I have a client in my office asking me a question and I can't figure it out on Appfolio there is no number for me to call Appfolio and ask. I can submit a support request, but Appfolio tells me they'll get back to me in 48 hours. Is that what I have to tell my client? yes. Horrible customer service. Their accounting is not easy, and they know it. We have had many support requests due to accounting and 9 times out of 10 they tell me they have to work on it and get back to me, which is always the next day. That's right, I have to wait 48 hrs to hear back from them, then they take another day to figure it out. Miserable accounting features. Finally, the API is closed. They can't be everything to everyone. There are great companies out there that specialize in many things. Instead of embracing them and letting them talk to the Appfolio system, they wall them out and don't play nice with others.

Great Software- how to reach that final 1%
Overall I love this software. Appfolio always seems to be adapting and making my life easier. I only ask a simpler way to reduce the number of emails we all get from Guest cards and a smoother way to communicate if applications have been worked on.

Nachteile
Guest cards- The number of emails I get about guest cards. I have removed my email and unposted/posted the unit but I feel I still get them. There has to be a way so that none of the staff receives them. A check I can mark off in my settings.
Rental applications- I would like more options than approved, denied, decision pending, canceled, or converting. I need an option between decision pending and approved or a status that says new application.

Very user-friendly with frequent updates
We manage a lot of different properties that have a variety of owners. AppFolio helps our company keep all the data straight and easy to work with. It also has lots of safety features built in to help us make sure we are doing everything correctly. I would highly recommend AppFolio to anyone with a buisness on a scale of our sized company or bigger.
Vorteile
AppFolio is easy to use and is great at keeping data organized and searchable. It is constantly being updated to help make it function better on mobile devices. The more I learn about Appfolio the more ways I find that help me function better at my job. The safety features and warning boxes are very helpful to make sure changes aren't made that would effect data incorrectly.
Nachteile
The formatting changes are hard to get used to when you have a system that works well for you. But over time you get used to the changes and they work out fine. I enter lots of tenant receipts and the auto-recall feature is not as intuitive as I would like it to be. With the most recent changes the calender feature does not move on the screen with the scroll bar.

Appfolio is Best for property management
Vorteile
Appfolio is a User friendly, highly intuitive software program for the Property management Industry. Having used another major program previously, I can say that Appfolio has addressed a variety of shortcomings of the other program and has done so with a eye to Customer use and clear understanding. The customer service/ tech help/ problem solving- we consistently receive far surpasses our previous program as well as that of customer service outside our industry that I have worked with. I so appreciate the constant refining of Appfolio's program areas- much of which comes via customer requests and reviews. I can heartily recommend Appfolio to any size property management office.
Nachteile
The hardest thing for me to get used to was not having a hard close at the end of each month. That said, I totally understand now what their philosophy is and embrace and appreciate the fluid, continuous accounting method. The other aspect is not really a software issue, but a user issue. Sometimes I can't keep up with all the upgrades- a good "problem" to have!

Property Management
We have had a great experience with AppFolio. We plan to continue the use of this program.
Vorteile
I like that we can receive help very easily when needed and everything is in one program. Very useful for our company as well as the tenants and homeowners.
Nachteile
The biggest issue that we have and most people using this program is that the tenants when moving out there needs to be a way to refund them their deposit through ACH. Just like we do with homeowners and vendors. These days with Covid-19 and the way the Post Office is continuing to lose the checks in the mail. This would be much simpler. Also if a tenant overpays for some reason we should be able to put the money back in their account. This would be a very helpful tool for all Property Managers.

Easiest Management Software for all levels of Users
The customer service is phenomenal. The product itself is easy (we have a wide variation of users in our office) and user friendly. The transition was made as easy as it possibly could have been and we have never once regretted the decision to make the switch.
Vorteile
I love that this software is constantly updating and releasing features based on user feedback. It tweaks and fine tunes to fit the needs of the people using it (instead of the other way around like with some software).
Nachteile
When we initially were looking to make the transition to Appfolio, we didn't like that they couldn't process credit card payments or accept owner contributions online. Both of these have long since been resolved and released as features.

Best Property Management program on the market
Regardless of what one likes or doesn't like about Appfolio or even if you use many of the features, this program provides the best overall system to manage rental property.
Vorteile
Appfolio has a lot of features and many time saving elements built in to the program to allow you to accomplish more work in less time. They are constantly adding new features and improvements which are often driven by customer requests. The program is relatively easy to navigate and the learning curve for new users is usually fairly quick.
Nachteile
Some new features have created problems which Appfolio didn't plan for - although they have been good about fixing them (eventually). Certain requests for new features and improvements have been ignored even with a high level of support from the users. Many of their added features have been obviously driven by Appfolio's desire to find additional revenue streams from users. This isn't necessarily bad for the end user as many of these features are helpful by reducing time and efforts to accomplish their work, thus somewhat paying for themselves. However, other user requested improvements appear to be ignored which may be due to their lack of income generation for Appfolio or at least require extensive programming to be added to the product.
