HOA management conversion from Quickbooks to appFolio
Smooth transition, hard working focused support help during transition, and even today after 14 months we still get prompt and excellent support help with any little or big question.
Vorteile
It is a beautiful thing to look up a homeowners account on the fly without having to exit out of one Quickbooks file and into another, waiting, waiting, tick tock, time killer!
We don't have to drop what we are doing to help a caller and then try to remember where we left off in our project. We can open another browser window, answer the questions and then flip back to where we were! Viola! Time saved and fewer mistakes made!
Managing communications with board members or a homeowner within appFolio gives us a great paper trail of the conversations, and all employees can see it in real time!
We manage 57 HOAs with 3,888 individual homeowners. Using appFolio has allowed us to provide a better product and services to our stakeholders!
Nachteile
There are some kinks in report printing, such as one report printing in street address order and another report printing in homeowner name alpha order. But we are aware now and plan accordingly.

Property Manager
The customer service and staff are top notch!! Their processes to resolve things quickly had improved greatly. A true property management software with the clients in mind!!
Vorteile
Having it at my finger tips on my phone is the greatest feature.. allowing clients to access for rent payments, work orders, copies of documents and reports makes my life simple and time effective
Nachteile
The accounting features are not the highlight and sometimes difficult to adjust for special circumstances on accounts.

Great Product but support has changed
Most items have been great. The software meets most of our needs. The UI is great. The leasing call center was a disappointment on the time it took for our callers to get someone. So we had to move away from that service. Tech support was great for many years. I'm not sure if things have changed or staff is short but it takes longer and longer or no response at all when I put in a support request. When I started in 2010 it was almost instant service and or someone called and walk us through the problem we were having. Now its basically email-only tech support which is the same information that I can get from the help and training section and or no call or no email. I'm not sure what has happened over the last few years.
Vorteile
ease of use, good ui, handles most of our issues in property management.
Nachteile
Suppressed fees and or items paid directly to the property management company first go to the property and creates extra work to correct each month. For instance application fees. The fees are paid to the property then repaid to the management company. Then if you have a reason to refund that fee it creates a diagnostic issue to refund back. Its just extra work that is not needed. If the fees were able to be paid directly to the management company and bypass the property all together it wouldn't make much difference.

Started off strong and falling off the wagon

It handles a lot of the issues a PM needs

In the beginning we loved appfolio. We used it at our old company and immediately signed up for this one. Previously, my only real complaint was how complicated it is to mess up accounting. Now, it seems a lot of things are off. There are requests PMs have made for years other software companies have that are critical and still not implemented. The prices keep going way up and service is going way down. We absolutely hate the contact center for maintenance and are trying to replace it with a VA or another service. Websites not have MLS idx integration is a huge problem. No matter how many notes we have on our account they never seem to be followed. We get random callbacks for our help requests usually at the worst possible time when we are driving or can't do it because we have to put in a request for help and the reps mostly won't schedule us on calendar even though we have asked. Now, it also seems Appfolio is trying to force us to use certain partners and we already own a lot of equipment with certain companies we can't easily stop using or don't want to. We have had new clients furious with us homes did not get listed or shown due to appfolio changes without warning. It really has gone from a 9 to about a 6 overall in the last year and a half. We are considering other softwares even though it would be a huge pain to change.

Must Have
This makes my job a lot easier. AppFolio is always innovating and coming out with new improvements. I enjoy using it for it's ease of use for us as property managers as well as for the tenants.
Vorteile
I don't know how we ever functioned without our tenants having the ability to make payments online or place maintenance requests online, truly a game changer.
Texting the tenants is also more useful than I would have expected.
I also have found the resident forms very helpful, however, I wish we had the option for more tenant signatures because we have properties with up to to 28 tenants.
Nachteile
I would like the tenants to be able to see notes for closed work orders. Tenants have to call in to ask questions about closed work orders.
I would like more customizable bulk actions like:
Changing pricing/descriptions for multiple addresses or at least multiple units at the same time. Right now, we have about 1500 units. When we change pricing it is very time consuming and requires a team dedicated to changing those.
Deleting tenant portals for tenants of a unit all at the same time. To individually delete each tenant portal when a unit moves out and then opt them out of the tenant portal so they don't get future emails is very time consuming.

Can't Imagine using any other software
Appfolio is amazing and super easy to use. I also love the look of it!
Vorteile
I love the ease and the changes to make the processes easier. I love the reports and how you can customize them. I love how notes are able to be put on everything and are downloadable.
Nachteile
I wish it had a set-up for guest cards but for potential clients.

Great Software, Better Tech Support
Fantastic software.
Vorteile
User interface and tech support. The user interface is intuitive, more often than not at least, and the tech support is incredibly responsive and helpful.
Nachteile
It is build on a Cash basis accounting system (extremely helpful for property management but numbingly difficult for COA/HOA management, which is by definition an Accrual game)

Appfolio, a must have for your rental proftolio
Years ago, we needed a property management software s our portfolio was expanding. After careful scouting, we picked Appfolio. It was a leap of faith, we knew that it meant changing the way we were doing things, entrusting a machine for operations and going back would have been difficult.
But from day one we realized we got way more than we thought. Full integration of everything, information was shared and always available, tremendous ease of use. Over time Appfolio allowed us to cut down man on hours applied to repetitive tasks, now performed automatically, and it allowed us to focus on additional sources of income and cost savings.
Years later, i can safely say Appfolio was one of the best investments ever made by our company.
Vorteile
Appfolio is a complete property management solution, it integrates all functions you can possibly dream of and it's extremely easy to use, to the point you need virtually no training. It evolves constantly and expands its capabilities.
Nachteile
Hard to find defects. Some functions, like the transfer of last month of rent, could be made a bit more intuitive, but again, it's difficult to find areas of the software that require real improvement.

Simple comprehensive product
We are very happy with the software and the support. The documentation to use the software is very clear and organized.

Appfolio is a great basic software program for small to medium sized Property Management...
We have been a client of Appfolio since their onset and helped them with Beta testing when they rolled out their product over 8 years ago. It was a great alternative to Yardi Enterprise which we were using at the time. There are many features which help make our processes functional and smooth and it is a nice looking program.
Vorteile
The integration of the program with our website helps cut down on many steps and the marketing and accounting features are well laid out and easy to use.
Nachteile
The maintenance section is very basic and does not have nearly enough flexibility for our growing maintenance division. We did not really outgrow this segment of the program until 2 or 3 years ago. Now we have signed up with another software company to manage the maintenance side of our business. This is also not a great program for companies who have a combination of services, it's mainly geared toward fee managed residential property managers. Besides residential property management, we handle construction and remodeling, commercial property management, real estate sales, and self-storage management. Most of these other services are handled through software programs besides Appfolio.

Switched from LiveRez to Appfolio
Vorteile
The accounting is thorough and generally easy to use. Originally, 5 years ago, some of the ways they did things was different but over the years, things have been much easier & user friendly. I used another accounting property management software & it was a nightmare integrating with QuickBooks. Half the time it wouldn't migrate right. This has made my accounting & booking much simpler, easier & faster. The end of the month accounting to owners takes me less than half the time it used to. Very happy overall
Nachteile
The fact you can edit the website ourselves. I've used other property management software (LiveRez) and you can update pictures, website page wording and descriptions directly. AppFolio requires you to submit to their team and it take a few days to get done. In this day & age, that should be something we can do ourselves as we need to. Plus updating pages allows for search engines to rank us better.

Many useful components for Property Management

I really appreciate the workflows that walk you through the main processes we use every day.
Nachteile
The accounting is mostly in the background based on the workflows. While this is good for most things, when there are issues, it requires time on the phone with AppFolio help to figure out what is going on in the background.

My AppFolio Experience
We have thoroughly enjoyed using AppFolio as our Property Management software. On the first page of this review I had to select "real estate" because we actually manage numerous multi-family properties and commercial properties. It has been a pleasure to use a software that was easy, makes sense, and being able to customize things to suit your individual needs. The only negative feedback I would have, is the time you have to wait for an answer from tech support, if it is not an easy question you can get resolved on a chat. And at times, chat is not available either. That has been my most challenging thing because a lot of times, my problems come up with a time sensitive issue and I wait much longer than I would prefer. I understand there are other customers, and I get that. My past experience with tech support has never been to wait more than a few hours and at the most one day. Hopefully, that can improve because otherwise, we just love this software!!! Thank you so much for making our jobs much easier :)
Vorteile
It is user friendly and it makes sense! It allows you to edit and change where necessary, without a lot of headache. We all love AppFolio!
Nachteile
Conversions are always challenging, so that was probably the toughest part of the process when we changed from another software. Everyone was great though to work with and helping us get everything up and running.

AppFolio is terrific and continues to get better
Overall, providing the initial data from our old system for the setup was easy, of course you need to provide accurate data. Everything went well and whether i provided PDF's or Excel files, the only real errors were made on data we provided. It was easy enough to correct. We are thrilled with AppFolio since making the switch in November 2018.
Vorteile
Easy to use web based software, includes apps for management and homeowner/tenant. AppFolio continues to make improvements and they appear, never an update on our end needed, love that since it is web based. Set up a vendor once to use across all condominium associations the vendor provides services for, good work order system and improvements made based on user feedback.
Nachteile
I would like the ability to modify the user level access myself, but that isn't a real problem, just a nicety. There needs to be the ability to create folders or directories to upload the condominium documents so they can be categorized, otherwise an owner needs to look through a significant amount of files. I understand that is in the works though.

Tenant friendly
Overall my experience with the app is more positive then negative. The ease of use and current features are great.

I use this app because im a tenant. I love the ability to access information about my Lease agreement,Billing,Documents,Scheduling maintenance and getting information i might need help assessing.

Better customer service, Getting back to tenants in a timely manner, allowing more options when completing a maintenance request. Having the ability for a complaint page

Appfolio on its way to being the best
Overall, the system is amazingly easy to use and had improved our productivity immensely. The ability to work out in the field, while traveling, or off hours saves a lot of headaches, plus 24 hour access to all files as needed. It probably is the single most important tool in our company.
Vorteile
The system is very easy to use for the managers, the accounting department, the owners, and the tenants. Most aspects are easily integrated such as the applications and leases, with improvements coming all the time. The ability to communicate with entire units or entire properties at one shot has been VERY beneficial.
Nachteile
Some customization is missing, such as the ability to add data fields, or dynamic fonts in emails and other communications. The inspections feature is cumbersome and the one part that is not user friendly, particularly while out in the field. Being able to set required information for tenant to enter when placing work orders is also a feature that is lacking. (ie: verifying the best contact number)

AppFolio is good, but still some features that I WOULD LOVE
Since we have upgraded to AF plus and a dedicated rep I think that we have been able to use AppFolio more for what we want vs, what the greater good does.
Vorteile
I love how easy it is to use. I like customizing our own reports and how easy it is. It's exciting when "what's new" comes out and figuring out how we can us it!
Nachteile
What I find as a pro is also a con. It is customizable, but the reporting we have to do more "workarounds" to get our desired info and often these workarounds are not 100% accurate. Such as commission tracking, rental reporting for team members, renewals and screening process is basic. I think that appfolio is close but I think they could up the game with more functional guest cards and follow-ups where we take control and customize.

Appfolio & Me
I love it! I found the Appfolio program did save me time with all parts of property management duties I have.
Vorteile
Once I learned the program, Appfolio made the job easier. The owner statements were easy for my owners to understand. Love the ability to upload copy of invoices to owner statements, so they could see my deductions if there were any on the given month. This saved me time from answering calls from owners that had questions about the owner statement. The online features made it easy for Owners & Tenants to see everything related to their property.
Nachteile
Being a very small company it was a little more expensive than other programs out there. The learning curve was a bit tuff, but Help was always there to assist me if needed.

The Best Customer Service!!
Overall I really like Appfolio. The bill pay feature has saved us a lot of time. We no longer have to print checks, get them signed and create envelopes to get them mailed out. Huge timesaver. Also, their customer service is outstanding. They have a great team and have been fantastic to work with. I would highly recommend their software.
Vorteile
Appfolio has been very helpful and is so easy to navigate. If I ever have any questions or problems their customer service team is always very easy to contact and quick to respond. I also like that they are constantly updating and making Appfolio even better and they actually ask for your opinions and take them into consideration when making those updates.
Nachteile
I would have to say that the thing I like least is probably the dashboard activity notifications. I would prefer to be able to sort and only see the activities that have been assigned to me instead of seeing everyones.

A great all inclusive Property Management Program
We use it daily for all our business functions to manage multiple buildings and houses residential and commercial.
Vorteile
Features what we need for accounting, for tracking vacancies, contacting tenants, tracking maintenance, just includes a lot of the functions that we need.
Nachteile
While the online help resources are great, I feel like the actual customer service is a little lacking.

Appfolio from a CFO perspective
Appfolio provides many benefits for property managers to take the prospective tenant through the process of leasing and renewals efficiently and without having to double enter data, offering portal access to the tenants. It does a great job of keeping debits and credits in the right entities, as long as the data is entered correctly.
Vorteile
The accounting actually works, and works very well, which is more than I can say for other similar property management software that we have used, and it is fully integrated with property management and multiple entities and owners.
Nachteile
Limitations in the accounting software related to efficiency of data entry such as autopayments in accounts payable, multiple receipt entry, screens filters, and customization of reporting and dashboards, and a lack of efficient way to prepare annual MN CRP forms.

Get the best bang for your buck with AppFolio
Vorteile
We have utilized this software for about 2 years. AppFolio has a great support team and tutorials. They take feedback seriously and use the feedback to continuously improve their system. In addition, it is affordable. We started out trying to scrape by with a mediocre software. We would have saved so much time, energy, and money if we would have started out with this software from the beginning. The transition over to AppFolio was really smooth.
Nachteile
The only negative is the inability for the insurance add-on to be applied to both tenants when a report it run. You have to manually enter the tenant liability insurance for apartments with more than one resident. Otherwise when you run a report, it looks like they do not have insurance.

Best software on the market
Overall, we are extremely happy customers and plan to be Appfolio customers for life.
Vorteile
Appfolio has not only a lot of functionality, but is easy to use across our entire organization. It has become the primary backbone of our property management business and we truly view Appfolio as a Partner, not a technology service provider.
Nachteile
Our primary critique with Appfolio is that they tend not to let other good real estate tech products plug into their software via API. In other words, they like to build new products/functions in-house instead of via partnership or integration. There are pros and cons, but in general I would like to see Appfolio play nicer with other prop tech products.

Appfolio review - Great product
My overall experience has been great! Every single person I have dealt with at Apfolio has been kind, encouraging & helpful. No program is perfect, but I think Appfolio does a great job of trying to come up with one!!
Vorteile
I most like the ease of actually looking up transactions from other transactions!! I also enjoy the ability to put in programming suggestions for improvements, or vote on those submitted by others.
Nachteile
Customer support can take a while to get back to me, and until they do, I am stuck in some area waiting. We have tried to run 2 businesses & our operating account through our Appfolio account, and I think it is not working out great. I wish we could set up separate business on Appfolio with a different login, like you can on Quickbooks. Until we can do that, you may want to discourage prospective users from doing what we have done. We will be moving our 2nd company & business operating accounts to a different accounting program.

Modern Software for a Modern World
I love AppFolio. It really does make our jobs 10x easier. Property management is not glamourous and it is not easy, AF helps us make it just a little bit easier and glamourous. AF is a great platform that we enjoy using on a daily basis.
Vorteile
AppFolio fits in great with our culture and our business. It evolves as we do and caters to our needs. The "What's New" features are something that is looked forward to whenever they roll out. The ease of use is great and makes it very easy to onboard new employees and cross-train existing staff.
Nachteile
The #1 feature that would benefit our company would be a more streamlined and customizable API so that we could connect with other tools that we use. I think some of the APM Plus features should be included with the non-Plus version, or give us mid-sized businesses some a la carte options. THE WORKFLOWS! I love these workflows but they are too complicated for the lamen. I am fairly tech-savvy and it's too much for us. We've partnered with another outside company to create many workflows and automation using Monday.com and we would LOVE these to be inside AF.

Easy to use, no major flaws
The experience has been amazing. Customer service is quick, and we were able to decrease the amount of physical checks in our business office by 50% in the first two years.
Vorteile
I love the ease of use of this software. It gives me so many options for reporting, investigating any issues, and my tenants love that they can pay online and request maintenance online as well. I love the look of it, it is modern without being gaudy.
Nachteile
I only wish that changing ownership for 1099 reporting was easier (IE partners that get monthly distributions but want the 1099 reported to the partnership name)

Newer user, Pleasant surprises, and managing challenges.
Our implementation team was great. We tested one building in the system (paid for it, not free) so that we had a real idea of what using it would be like. That gave part of our team a positive advantage. It is very easy to use although the language takes some getting use to and often at times -- people are up in arms about changes. If you can handle that, this software will be a great success.
Vorteile
It can be very user friendly if you invest the time to take advantage of what the system offers. It offers A LOT. When one thing doesn't work the way you want it to, it doesn't mean the system is bad. It is actually REALLY GOOD. It helps us encompass a lot of different platforms into one which was the main reason we chose it. We were pleasantly surprised how much we like using the software.
Nachteile
In our market, there are several items or tasks we need to perform or things we need to track that are often overlooked by property management software. Appfolio does know how to handle one task that is critical but it is not fully functional. When we choose the software, we thought because it was marketed as something that handled "NYC DHCR" leases but that's is misleading. As we were going live, we found out that it has limitations which resulted in us not being able to fully utilize in the way we thought we would. Once you discover things like this, it is quite difficult to get a total solution that is easy or quick available for use. This creates a real challenge and means we have to work around it but we want to be hopeful that we can help them continue to make advancements to fully handle the NYC market. In the meantime, we are stuck with challenges.

If you're managing a few units this is probably fine for keeping the lights on.
Poor. We used it as we took over a site using it and were told by someone it was optimal for single-family home rental. That statement sounded off to me from the start (what does that even mean?) and then it quickly became clear, it's simply cheap and simple - that was why it was chosen.
I wish I'd spent more time a year ago and insisted on going a different direction but at least we know now for the future.
Vorteile
It's cheap compared to most other players in the space. It's relatively easy to use out of the box as there aren't a ton of things to do.
Nachteile
It doesn't integrate with anything. You can't customize reports. Scheduled reports can't be sent as .xls files, the ones you'll need for Power BI. The CRM is non-existent, I hesitate to call it that. No support and they almost make it difficult to leave the platform by offering no guidance and zero exporting of data functions.

Very glad we got Appfolio
We really enjoyed being on Appfolio for the past five years.
We have appreciated the upgrades and in and added functions that they have done over that time.
And I feel like the support that we were given is really very very

Appfolio has saved us a tremendous amount of time in our monthly tasks. It puts our financials at our fingertips.
And it allows us to share the financials with the people we need to very easily.
The system for scheduling and paying vendors is very easy and wonderful to have integrated into the recordkeeping for the units.
The various functions used with renting new properties renting properties to new tenants is great to work with.
The system for communicating with tenants once they are in his real great. From maintenance request to being able to contact the entire buildings tenant is really easy and leaves a good record.
I’m the one who writes our leases and amendments. I really like the way the system works for that.
Overall we are very happy working with the system
Nachteile
I think the accounting functions are a bit more cumbersome than they need to be for us.
They do provide for a very nice audit trail on each of the elements, but there are some aspects of it that even our accountant gets lost in.
It has a built-in inspection Report function which we have been on able to use effectively.

Appfolio: The Cutting Edge Experience
I have been using the Appfolio software for 18 months now and I am still learning ways to customize reports so that I only see pertinent information. I discover ways of inputting information and narrowing my searches for information, such as finding information about appliances, which SKU we purchase for the apartments so I can give this information to the vendor which saves me and their employee valuable time and frees us up to serve more customers. I <3 Appfolio!
Vorteile
Appfolio is a property manager's 'one-stop shop'. I am the office coordinator, partnering with the property owners and maintenance manager. If our employees can't find the information they need about a tenant, application, report or work order, then we need to train better because Appfolio provides the templates to input any information needed to screen applicants, communicate with tenants, manage work orders, locate a property by link to Google maps. Every page has a feedback/suggestion link at the bottom of the page. We receive regular notifications of updates by the Appfolio team. I don't work with accounting, but if a vendor calls about payments or account information I know how to access it and even narrow my searches.
Nachteile
It would be most helpful if work orders could be categorized since we have maintenance employees who specialize in plumbing and HVAC. It would also be helpful if a work order that has been marked 'Urgent' pulled to the top of the list or color-coded red so that it was instantly recognized as urgent by our maintenance personnel.
There just aren't a lot of cons from the aspect I work from.

Powerful - Easy to Use and Learn
AppFolio has been able to streamline and give so much more efficiency for day to day operations that we're able to scale our business at a much more dramatic pace.

The all encompassing ability to power a website to sophisticated accounting, maintenance controls, tenant/owner communications is all at your fingertips anywhere with a mobile device or computer.
Nachteile
If you're not a seasoned bookkeeper and you're managing somewhat sophisticated accounting of properties, you can dig yourself a hole real quick.

Paperless Program
Once the set up was completed it has been very easy to use and saves so much times in our everyday business flow.

Worth every penny!
When you hear Appfolio say, "rent week at the beach", it is real! We are able to work from anywhere and still be as productive as we were in the office.

Best decision we've made
AppFolio has made our business more efficient which has enabled us to provide a higher level of customer service not only to our clients but our customers as well.
Vorteile
There are several features to the software that make it a great product for our team to use.
#1. The ease of use and overall aesthetic functionality is hands down best I've seen.
#2. The ability to have all of our property management activities done out of one centralized location has increased our efficiency.
#3. We love the conversational component of AppFolio. Being able to communicate with our resident base out of the system and have that communication recorded is a value add unlike anything else. Documentation of conversations is hard, especially since we are people, AppFolio takes the excuse out of not recording conversations.
#4. The evolution of AppFolio is amazing. In attending my first conference I discovered that the ability for AppFolio to create such an evolving product is tied into not only the phenomenal leadership but also to the phenomenal talent and passion among the team. I love that they listen to what the customer wants and 9 times out of 10 makes it happen. Such a customer service focused environment.
Nachteile
If I were to say there is a feature I like the least about AppFolio it is that we can't yet have the vendor communication recorded anywhere but the vendor page. I'd love to have all vendor communication link back to the work order for a more complete conversation log.

Fantastic Property Management Partner

What we love about AppFolio is simply not just the software but having a trusted and dedicated partner in managing our properties. This cloud based solution is easily accessible from any PC or Mac, tablet or phone. With constant enhancements and updates the database stays well ahead of the curve in answering demands we have yet to make. The engineers and coding experts at Appfolio often provide us with tools and the means to handle any scenario when setting up a unique billing model for a unit based on surcharges that we might wish to use in capturing an alternative revenue stream that we must track. We are very fortunate to have found Appfolio and rely upon our partnership with them to provide our residents with online payment options and allowing them to access payment history and to create tickets via an online maintenance request. Excellent reports and the ability to modify them on the fly allows us to access information in an easy and convenient way, providing us with a crucial link in working seamlessly with our Accountants.

Decent Software
I have found out by using the software the past 2+ years that some of the systems are not set up in the best flow although it seems AppFolio does try to work the bugs out. They are also good about listening to the users recommendations on things that can be done to improve the system. They are always updating features and inform users about those updates. I have found after several times of dealing with customer service that once you know how to go about the correct process it's as simple as knowing what to do first and where to go. They still have some work to do in some areas of the software but do seem to be willing to make changes in order to better their product.
Vorteile
The dashboard shows all of the options that one can access. I like that I can pull guest cards and applications from the leasing section to view or print. It's nice to be able to send tenants text messages through the system for quicker response time. The help section is great as you can try to research things that are giving you trouble. If you can't find the answer there customer service is very responsive and helpful.
Nachteile
The move out of one tenant and the move in of a tenant into units is a bit confusing. You have to know the steps of when to manually enter information vs having the system fill things in. The security deposit letter also has to be tweaked to show information that is relevant to your company.

Bad Functionality for Leasing
Vorteile
Easy for tenant/work order management. It's all rather easy to click through. The iphone app is a bit buggy but at least there is one.
Nachteile
The leasing syndication with other sites is TERRIBLE. If you want to link with Apartments.com, you have to have higher than a standard plan. And I've had many issues with trying to connect to Zillow via Rentlinx. At the beginning when I'd contact support they were rather responsive but could not figure out what was going on with such small issues. Later down the line they must've restructured their support team and it's been terrible. You wait 5+ days for a simple reply and you better hope they answer your question on the first try or you'll be waiting another 5+ days for another reply. The Zillow syndication is not intuitive. I have missing info all over the place and they constantly refer you to contacting customer service. Even better, now Appfolio has switched to a chat model, which is good in theory, but it takes 2+ hours to get someone to enter the chat. Meaning I have to stay by my computer and keep the tab open. I would've rather sent the question and be off on my day. All other parts of Appfolio are functional, but their leasing features make you want to pull your hair out.

AppFolio Is The Best!
When we started out with 7 properties and changing over to AppFolio, we thought OMG!! it is going to be hard learning a new program. Well, it was the easiest transformation there was. The old program we use is harder and really only does the accounting, you had to use an older computer that can print to a printer with out USB, that is what scared us into changing, when the computer went out and you just cant find older computers that would work or printers. THE BEST THING THAT COULD HAPPEN TO US. AppFolio has been a GREAT EXPERIENCE!
Vorteile
AppFolio was real easy to transfer all the properties over to. They are constantly changing and keeping up with what we need. They have great support to help with anything we ask.
I like the ease of using the software the most. I can pull it up on my phone while out a the property and look up accounts, add maintenance requests, and violations.
Nachteile
I still have one complaint.....We are a property management company and manage homeowners not tenants. Some reports still have tenant on them like... tenant unpaid charges report... that gets sent to homeowners. I have asked for this to change and hope they will get it changed as they have other requests in the past. My most current request is to have more than one committee. When they added a committee, it was great, but now I have 2 and can't add another.

Sketchy at first, but FELL IN LOVE!
We have really grown to love Appfolio. It just simplifies life in the office and makes our job easier and allows us to be more efficient for our tenants.
Vorteile
This software can literally do everything. It is a one stop shop. I got rid of 7 different (paid) programs and now have JUST Appfolio- which does the work of all of them.
Nachteile
There is nothing I dislike about the software except that they are still growing thus the functionality is still growing. I strongly disliked the "car salesman" pitch of the sales team. They promised a lot of things that the software couldn't deliver at first; however, we learned to get around it and in some cases, the functionality was built out (during our first year with them)and that feature is now available.

AppFolio is Powerful, Take the time to study it
Vorteile
This software is amazing. It has so many features from initial contact with prospective renters all the way through the rental process. It allows you to initiate online payments to vendors and owners. It is capable of creating HTML packets for posting to websites manually. It also posts automatically to about 30 other websites. It is awesome.
Nachteile
It has taken a lot of work to learn and I’m still learning a lot and I’ve been using it for 7 years. You have to treat it like learning a new language and dive in to understand each facet of the software.

Best Property Management Software out there
It has made our lives easier. It is so easy to use. I can't say enough good things about it.
Vorteile
The software is the most user friendly I've ever used. I like the functionality on all levels. It is easy to pay bills, attach documents (many ways). I like how the rent payments go directly to bank account and are recorded at the same time. Less data entry. The recurring bill feature has saved us a lot of time and also reminds us of a bill due that we haven't received. The bill pay is very easy to use. The search feature is the best. The reporting feature is great, like how you can click on a line item in the report and go right to the transaction or account. Then filter or customize from there. The bank recs are easy. The triple tie out helps with finding any discrepancies. Also shows you if you missed making a deposit right there. The rent roll reports are also easy to view and we are able to use them when filing our use and occupancy tax.
Nachteile
For accountants the software is a little difficult in the reporting area. You can only compare 2 years and cant click on the line item. Most people find the move outs difficult. And the bills generated from move outs do not always reflect how the cash flowed.

Great Program, poor support
If it weren’t for the poor customer support program in place, this company,and the program they provide, would be, far and away, the best in the industry.
Vorteile
This is a great software program. We have ~200 unit property management company and this program works great for us. It is easy to use and there are many features that saves our company countless hours of work.
Nachteile
The customer support is very lacking. The ONLY way to get a problem solved is to put in a work order. You then have to wait for them to get back to you with a person who should be able to take care of the problem. They don’t call you, though. They only email you with the remedy (hopefully). I have gone back and forth with them over two or three days trying to get one simple problem taken care of. This just drives all of us in the office crazy.

Reports & Move-outs
I love it!! I just have a few request to make it perfect :)
Vorteile
The ease of applications and lease signing! I also like some parts of the reports.
Nachteile
The Unit Avail. doesn't show the name of the existing resident or the future one, so I have to transfer it to excel and add that for every property every 2 weeks.
I'm always concerned about notices being put in correct.
I can't print a report to show signed lease renewals by month.

Best Product for Online Property Management
What I am solving by using AppFolio is the need to have online abilities. We needed to be online and AppFolio solved this for us. They provided us a website too and it goes to a lot of different websites that I never posted on before. It helped us get my building full when the market was struggling.
Vorteile
I love using AppFolio because starting the process of completing paperwork for new tenants is streamlined. When I have roommates or a couple moving into the apartment, the system will group their applicaitions together. Once the tenants are approved, the system takes us through a move in flow where the lease is sent out and the tenant pays the security deposit and rent online. It is easy for me and the new tenant. I also like that every tenant I have now pays online where I never have to process a check or money order, so collecting rent each month is easy. It is a great system to use.
Nachteile
What I like least is that AppFolio is not good at getting a move in inspection signed off by the tenant online. So unfortunately, I still need to keep a paper inspection. The inspection they have works great where you can upload pictures, but it does me no good because it won't hold up in court since there is no ability to have me and the tenant sign off on the condition of the unit.

Most User Friendly Property Management Software!
We work with a lot of mom & pop property owners and they are always blown away by the monthly owner statements we send. It is so easy on our end to compile their packet but to them, its sophisticated, and organized. It builds trust with our owners which makes our jobs easier!
Vorteile
How easy it is to learn how to use Appfolio. While the basics are pretty much self explanatory, there are tutorials, videos and a full support team to guide you through the more complex functions of Appfolio. I also love how we can keep everything all in one place, i.e. our resident information, vendor contacts, maintenance requests, property inspections, invoicing, etc. I used to have 4-5 different softwares between all of the above and it's much more efficient having everything in one user friendly place.
Nachteile
Honestly, there's nothing to dislike. The functions not yet available in Appfolio are most likely already in progress to be developed because of the "Suggestion Box" where other users can vote on ideas.
What I'm looking forward to most is Appfolio being able to pro-rate rent amounts when a lease renewal starts and ends mid-month as well as more detailed activity reminders on the maintenance side.

my thoughts
One thing that has helped is we can work from home and not worry about missing anything at the office. They have worked so hard to make the program make our lives so much easier. They have made it so the tenant can pay rent anywhere and that is a big time saver. They have a great customer conference. This is truly the only program you should have

I love that they are keeping up on the time. It helps to have it at our fingertips no matter what. I love that they have online training. I like how we can email, text our tenants. Bills can be emailed right to the software and you dont have to upload them. Appfolio has so many great features.
Nachteile
One thing that needs help is customer service. Sometimes you dont get an email back for a week/ or a call or no one gets back to you after they have help with the answers. I would love to see them work on printing bills. It takes 2 to 3 hr to pay bills because the checks dont come out how you click them off so you have to match up checks and bills.

We are very pleased with the software as it supports every aspect of our day-to-day operation.

We occasionally experience accounting issues which we do not always know the solution for. Most of these are not an issue with the software, but getting answers to these questions can sometimes take a day or so.

Hands down the best software
Appfolio streamlines so many functions and allows me to compete with the "big guys". Could not be happier to have them!
Vorteile
The automatic vacancy posting feature is a huge time saver.
Nachteile
Minor improvements needed, such as the default search for Payables is to the status of ALL instead of Unpaid and is only for 7 days. If you could set your own defaults that would be great.
