Very happy with the client support and really looking forward to putting the PMS to use.

The PMS has absolutely everything we need to help us grow our property management business.

Nachteile

There we're some minor teething problems when integrating the system, but the 365 team has been responsive in resolving all issues.

Excellent and comprehensive program for all short term rental managers!

It is a complete product, the onboarding was very easy and the product is complete.
Our team just started working with it but they all love it.

Excellent Software

I have had a phenomenal experience. For more than 2 years I have been using the program everything has been going well and improving.

The ease with which I can use the software is what I like most.

At first I didn't really like the calendar form but then it was improved.

Yes, earlier this year, we built again entirely from scratch our All Properties Calendar. We spent close to 6 months on this, and we appreciate you mentioning it. General feedback across the board from our users has been wonderful.
Even large agents can easily see all their properties on a single page, filter any combination of properties and other info they wish, rapidly scroll through dates and customize default views, dimensions, and other settings.
You can click on any dates you wish to instantly block, book, produce a quote, change rates, or make notes in a booking. We've woven much of our Reservation Manager logic into the calendar, effectively making it a self-contained reservation manager for those who prefer to work directly from calendars.
Our goal was to make this one of the industry's very best All Property Calendars. We believe we've done that, but the innovation will always continue!

365villas Fits Like A Glove. Look no further.

We are an owner-operated portfolio of branded properties. Prior to selecting 365villas, we expected to triple our growth in 2020. We will far exceed these growth goals. 365villas is strategically and operationally foundational to our growth strategy. We are now planning to acquire 2 to 3x more properties over the business goals for 2020.

My wife and I knew nothing about on-boarding an enterprise software system. I barely use MS Office. We dove in and started learning.
Put the time in.
Don't gloss over anything.
Learn it in the order they direct you to learn it.

Don't skip ahead.
Decide to be a power user.

Every day we reach a new milestone.
Every day our business gets smarter.
Easier to operate.
We were closing bookings a week I believe.
This was less than 15 days ago.
We are not power users...yet.
However... at every daily milestone we get so excited thinking we might be. Haha.

Nachteile

To articulate what I like least about the 365villas would not be of value to your purchase decision.
They are tiny nits.

Excellent Software that continues to improve

It's a one stop shop for us - there is very little that we can't do within the system so we are very happy with it. It's hard to imagine how we coped before we had it. It's an intrinsic part of our business now.

Vorteile

365 villas provides a full property management solution that allows us to run our holiday rental management company efficiently and effectively. In particular the automated workflow and integration with the website module really is fantastic. Furthermore the ability to integrate automated payments with Stripe to pay out to different property owners is something that no other property management system could do for us.

Nachteile

The software is not yet mobile responsive and as a result our cleaners find it difficult to use on mobile devices - but I understand the mobile version is coming this month.

You will know this for sure by now, but to clarify for other readers, our Gen-4 release at the beginning of last year ushered in a brand new fully mobile responsive version of our platform. It was 2 years in the making and we believe it is one of the most comprehensive mobile solutions on the market. We can monitor its usage and are pleased to report that over 75% of our user base is using our the mobile version of our solution on a semi-daily basis, which is wonderful to see.

Funcional CRM system

overall we are happy with 365villas and we are now exploring more possibilities that the system offers. We can make more use of the system and we will do so. Perhaps we have more comments later, but we can address them to our account managers. Very happy we have personal account managers dealing with our queries. Thank you [SENSITIVE CONTENT HIDDEN] !!

Vorteile

All our data can be centralized and most of the business can be dealt with from on platform. This is very handy and saves time.

Nachteile

Not being flexible enough with creating contracts. For example, changing the format of the contract, per client as not always we can work with the same contract. Also we would like to be able to choose between a contract with prices and one without prices if for example a booking is added through a third party channel like Airbnb. Then we want to create a contract through 365, but without prices.

Thank you for your review. You raise an important point, which is that EVERY 365Villas user has a dedicated account manager. We think service is very important and the account manager role provides and extra layer of strategic support above and beyond our hardworking help desk team.
Our rental agreements are very customizable, but it is true the cost of the booking cannot be hidden at this time. In regards to contracts, we're launching a full blown owner contract module on our platform later this month, which we're very excited about, so stay tuned.

Great Product!

Very good! Have been a happy customer for years already.
One point of improvement; Would appreciate a call once and then to explain new features and developments.

Vorteile

Functional design and very easy to use.

Nachteile

If anything that I don't like about this product is that it is not tailored to the Spanish market and its legal necessities.
Also, sometimes the interaction with the channel manager creates discrepancies.

To confirm for other readers, our system is fully available in Spanish, and we do also offer two separate integrations that for the required Police reporting of guest details in Spain. Great functionality and superb custommer support.

The software is very complete and not difficult to implement. They have a small but very efficient and involved in solving questions and difficulties online.

Broad and complete funcionality customized for vacation rentals.

Nachteile

The channel manager function is indirect through an integrated partner. Nonetheless, it is not problematic.

Regarding the channel manager, thanks for mentioning that all is smooth for you. For anyone who might read this, we are one of the few PMS providers that has white labelled Rentals United, one of the largest and most successful channel managers in the industry. The white label means the two systems function as one. There's no need for separate logins, and the support and billing is all done through one provider - 365Villas.

Great Service, Software and Ease of Use

We have grown substantially since moving from an excel sheet and emails to the 365 Software. In 3 years we went from 15 properties to 35. It is very nice to be confident in the software as you grow, its a nice peace of mind to have, and one more thing to not have to worry about as we increase our revenues and number of apartments.

Vorteile

I have used 365 Villas over the past 3 years, and could not be more happy with my choice to use them as our core reservation management software. It is easy to use, syncs with many platforms, allows us to have a booking engine on our website, so we can get direct bookings, and the customer service is FANTASTIC! They have adjusted things in the past as they were growing and so were we, to accommodate our needs and they always work with a high level of honestly and respect of their clients.

Nachteile

The air bnb messaging does not sync yet with the software, but reservations and the two way syncing works great! I believe the messaging feature is coming soon, as 365 is constantly improving the software and options offered.

Customer services makes all the difference here

Efficiency!
A beautiful website, which I can control.

Vorteile

1 program for all reservations, inquiry, administration and my website is very efficient.
Connections between properties even if they have slight differences (compared to other systems which must be input villa by villa for example) is handy.
Customer Service is really the key positive point. I'm sure other systems are just as comprehensive but we have always received fast and prompt responses to any query. My contact, really knows the system inside out and always has a simple solution or an easy 'work around'.
Particularly on our website; we were quite demanding about the perfection of our website and many minor points were addressed clearly and promptly by Customer support representative with support from the IT team, at times even finding solutions to questions that hadn't been asked before. I am so very pleased with how it turned out.

Nachteile

It is a little overwhelming in the beginning! Trying to use the system without the trainings can lead to doing things the long way round and missing out on some functionality. However, once I took just the first of three free trainings with Customer support representative, I was ready to go!
There are a few details that I wish were different, I do feel suggestions of users are considered by the company (I have heard that some things I have asked about are common questions and solutions being created)

365Villas Review

I have been using 365Villas for the past 7 months daily and although it has a lot of great features, there are a lot of features that could be enhanced and introduced.

For example automatically assigning check inns to Check In Officers.

Vorteile

Property Profile page and being able to store valuable info in there which I use a lot.

Nachteile

Very slow loading time and hangs a lot or doesn't load and let you log in.

Login difficulties can only be caused by inputting the wrong user credentials.
Regarding loading time, our platform is currently used in over 60 countries, including by many in Cyprus where you are. Reports of any such issues are exceedingly rare and almost always to do with the user's machine, browser cache, or local network.
It is likely that your browser's cache is causing you a problem with both of the above issues. Please give your cache a good hard clearing and or try viewing in incognito mode or with a different browser as a test to see the difference.

I purchased 365 after reading reviews

Firstly, I must say; that if I could have given 365 10 STARS instead of the MAX 5, I would have. Chris Jacobs and the team have been absolutely brilliant in their customer care.
They answer easily within 24 hours and mostly within a few hours depending on time difference between the US & Europe.
The software for a non techie is pretty good. I have struggled on a few things and I am having a little trouble with getting my clients into the swing of using it but that is where the customer support has been fantastic.
After a busy summer, now is the time I am getting to grips with everything. We are probably only using about 20% of its capabilities but the future is bright and I know this software is going to save us so much time, which in turn saves us money.
Automation is key to enable us to build our business and try tooffer our guests & clinets the best customer service posible. 365 give us that.
Having everything in one place gives us total control, syncronising calendars, taking bookings & payments.
I am really looking forward to using the system 100%

Everything is under one roof. Having templates all set out to use but having the choice to customise is perfect. Administrative tasks are halved and everything is intergrated.

Nachteile

The learning process seems to take quite a while and the fact that my owners want me to make templates to show them how to use the system causes me more work. It would be nice if 365 provided these. Also, I am not sure if my owners see what I see?

Great value and constantly improving features!

I have been using 365 Villas for 8 months, I really like the software, it has done a lot to help my small business. I own 15 vacation rental condos. The software is great for reporting, managing my condos and reservations and has an amazing plugin to show my condos on my own website. It allows people to search for their specific dates, and only see what condos I have available. Guests can book, pay and make their reservation just like on any big vacation rental website!

The customer service is absolutely AMAZING! Giorgio (Representative) has been so much help to us, among the many other staff members. Always responding with thorough answers, and very timely. They even take suggestions on features you would like to see, and regularly implement them into the software!

I would highly recommend this software to large and small companies, it is a great value and is fairly user friendly. Thanks 365 Villas for everything!!

I have worked with other reservation programs and this has made everything easier and definitely more user friendlier than part programs. That is, if you get trained on it.

Nachteile

The only con is that there isn't 24/7 customer service, chat, or real time assistance when needed.
But our Representative,[SENSITIVE CONTENT HIDDEN], has been extremely helpful and very accomodating in assisting us.

To clarify for other readers, our servers are monitored 24/7 to guard against system emergencies. We also have people spread around the globe and monitoring support for any individual urgencies about 20 hours of each day. We officially support US EST and European CET business hours during weekdays, and have recently added coverage on Sundays, although there is not much demand for it. All users have dedicated account managers, and unlimited training is available to anyone during the onboarding process.

Just great system and customer service

In overall, I have been working with 365 villas for 3 years and it is a reall nice system to control almost everything about the holiday rentals. Also, I am really happy with the support from the customer service as they are very efficient and quick when having a question or issue.

It is a very good system for the company that I am running in the holiday home field as everything is set it in this platform and it saves me a lot of time and headaches.

Nachteile

The amount of times I need to log in because the session expires so, sometimes, I am doing some changes thinking that I am logged when I am not.

365villas software program is simple to use and a great platform that allows us to maintain everything needed to properly run our business. After one-on-one training/support, the 365villas software has allowed us more time to provide even more one-on-one time with our clients. From start-up to finish, the staff at 365villas made our learning curve short and simple. Going from hand written bookings to their on-line booking keeps us free of double bookings. The 365villas team continues to update their software to benefit everyone. And the simplicity of their system is simply BRILLIANT!

As a small vacation rental company based in California, their software has allowed us to add more properties to our portfolio. Starting with 10 properties six months ago, we are happy to say that we now have doubled our inventory.

Great product with fast and applicable support.

The people at 365villas have really helped me launch my short term rental business. I have multiple units open now and several more being built. I appreciate the help I have received from them all.

We have multiple reminder tools both for check-ins and check-outs, which you can use. These include Automated Messages you can set to trigger, the Reminder Dashboard in your Reservation Manager, check-in indicators you can set to show automatically on your internal calendars when housekeeping has completed their work and the Check-in Manager report.

Communication Is The Response You Get!

It all started when someone actually answered the telephone when we began to research similar products and services to 365 Villas. Honestly, this was not our first choice however after speaking with the customer care it became obvious that no only did CS and his team understand this industry but that they understood technology!

Every step along the way as we pushed the envelope of what we wanted to do with this platform the team has accepted our feedback and have come back to us with solutions! Much of this can be directly contributed to the staff and the training we received from him, he has been on point and efficient to help us get up and running fast with 365 Villas!

There are so many things to manage in the short term vacation rental industry 365 Villas is the vacation rental software you are looking for! The entire team at 365 Villas will become your trusted Business Partner and will have you booking more vacations for your properties faster than you had ever imagined!

Vorteile

Everything we need to manage our properties from the initial inquiry to creating profit reports for our investors is available!

Nachteile

Some of usability and integration from the Content Management System (CMS) back to the Property Management System (PMS) and back is not as seamless as I would like. However the majority of the program is so well thought out and automatic that is more than makes up for these few annoyances.

AJF Dream Living AB

The overall experience is very good and the training for the software was excellent and very comprehensive.

Vorteile

Easy way to have control over all bookings.

Quick to start up the account and a uniform solution for different booking channels.

Have not had any actual cons with the software so far

365villas is the best PMS software on the market!

I wrote a review of this excellent product in 2016 and after two years of experience with 365villas, I am very happy that I can confirm my review. Thanks again to CSR and is great team for their product support, customer service and professionalism.

Vacation rentals in DR

Vorteile

The capabilities regarding "owner login". This section is user friendly for our owners and allows us to keep everything virtual.

Nachteile

There are limited filters when wanting to view or export your contact database.

Thank you for your review.
Currently, in the contact database, which comes as standard with any subscription, you can filter by any combination of key-word search, contact type (i.e. prospect, guest, third-party), by property and by groupings which you can customize freely yourself.
Using the above filters you can rapidly create precisely targeted marketing campaign lists depending on when people travel, how large their party size is and what properties they've stayed at or previously inquired about.
Regarding additional filters: First, let us know what other filters you might like to see, and we'll see what we can do. Secondly, as part of the Marketing & CRM bolt-on option, which is directly integrated with the contact database ther are more filters available.

great software, not such great onboarding process

Good experience overall, still early days though

Nachteile

onboarding process is complex and we've had lots of issues connecting airbnb, then not syncing etc.

This is the best out there.

Since we have been using 365 our business is growing and our customers and clients are very happy.

I researched a lot of similar options and by far 365 is the best platform, easy to use and covers all the details of our vacation rental business.

They have an all in one solution from accounting to reservation management.

User Friendly, Great Support Staff, and Solid Software

They are great partners, and we are happy we chose them!

The Useability. It is a deep software, with very simple practicalities and a support team that listens and adapts to the needs of it's base.

Nachteile

The Maintenance Work Order system. We did not use it because it didn't meet the scope of our needs and we were forced to use an external program separate from the software.

Great product with great service!

We delicately searched for the best rental management software and are very happy with our choice for 365villas.
The integration is very easy and smooth and the product is very easy to use and learn and has a clean look!

Amount of pieces of information regarding the properties. The accessibility to clients, as in owners and guests. Easy to find a reservation.

Nachteile

The calendar display. Is very difficult to follow vertically and horizontal a certain date for a certain property. Best would be to function as an excel...to be able to frees tops and / or sides.

Big Help!

It allowed me to control the short term rentals on two of my properties while not taking up too much of my time or forcing me to become a tech wiz
