Nach 1 1/2 Jahren werden wir wohl aufgeben
Super mächtiges System aber mit Fehler behaftet, Kundensupport mittelmäßig bis schlecht. Kompetenz der Mitarbeiter sehr durchwachsen. Man darf nur noch Tickets erstellen. Kundenbetreuer wurde monatelang nicht ersetzt, dann monatelang ein Interimsbetreuer, der sich viel Mühe gibt, aber nicht die Qualität hatte, wie der erste Kundenbetreuer. Channel management teilweise sehr gut, aber teilweise auch unterirdisch (Standardantwort: Da müssen Sie sich an das Portal wenden).
Fazit: Um Nerven zu sparen und auch am Ende auch Geld, überlegen wir ernsthaft uns nach einer Alternative umzusehen.
Vorteile
Avantio bietet ein unwahrscheinlich mächtiges und großes System mit wirklich vielen Möglichkeiten. Das backoffice ist durchaus beeindruckend. Vor allem vor Abschluß des Vertrages und am Anfang hat sich das Kundenbetreuungsteam bzw. die Kundenbetreuerin viel Mühe gegeben.
Nachteile
Besonders nervig waren die vielen Fehler, die in dem System noch vorhanden sind. Wir kamen uns immer wieder vor, als wären wir kostenlose Testpersonen für Avantio. Und ich meine jetzt nicht die Rechtschreibfehler oder kleine Sachen. Da waren und sind bugs drin, die wirklich heftig waren.
Ok, Fehler können passieren, aber wie mit der Meldung umgegangen wird, ist dann doch erstaunlich, zumal man das nur noch über ein Ticketsystem melden kann. In den letzten 1 1/2 Jahren hatten wir insgesamt über 400 automatische Antworten auf unsere Fehlermeldungen, Probleme, Verständnisschwierigkeiten, ... - was aber auch teilweise an uns lag, weil das System eben nicht gerade intuitiv zu bedienen ist).
Die Webseite ist ziemlich langsam - Antwort: ist halt so.
Teilweise schnippische Reaktionen des Support-Teams.
Beschwerden wurden nicht wirklich ernst genommen. Standardantwort: "... es tut mir leid ..." aber wenn die vielen Tage Arbeit und der Ärger, die wir für die ganzen Fehlerkorrekturen benötigten, so abgetan werden, fehlt es uns an Verständnis.
Wenn ich nur 3 Tickets mit den jeweiligen Antworten von Avantio hier veröffentlichen würde, wäre ein Großteil der Interessenten sicherlich gleich bedient.

Gute Unterstützung als Buchungsystem
Es gibt eine gute Gesamteindruck, obwohl bestimmte Sachen wie oben erwähnt bestimmt mal besser weiterentwickelt werden müssen, da wir uns sonst um ein anderes System umschauen müssen (wir bieten mehr als 50 Fewo an).

Nachteile
vorlagen sind schwierig an zu passen, keine Feratel Einbindung, software zuviel auf Hotels oder einzel Vermieter gezielt, Abrechnungen mit Eigentümer sind für uns nicht machbar mit Avantio obwohl es uns schon verkauft worden ist,

Gute Software die immer wieder tolle Neu Integrationen zu bieten hat. Auch der Support ist sehr zuvorkommend und nett.

Teilweise gab es große Probleme bei der Erstellung mancher Vorlagen (EG Abrechnungen) / teilweise gibt es diese immer noch.

1 year review - from an American PM with 30 properties
Onboarding was white gloved by an advanced team that cared greatly and had much experience. Every time I reach out for a minor or major support need , I always come away with a warm feeling. I've read an interesting guide relative to how we think guests should rate their experience : "5 stars = had a wonderful stay and made great memories and would recommend. Nothing is perfect". 1 star = property manager should be in jail". I give Avantio 5 stars.
Vorteile
~Exemplary customer service - instant chat and regular updates on cases - always delivered with sincere care. ~The price point relative to the US commission model < bleh! Seriously - go see for yourself. ~ Although Avantio one year ago sold to a conglomerate from Ireland, no dear staff has departed in fact more great talent has joined. I feel strongly that further strong improvements will push through.
Nachteile
There are EU > US voids in some channel connections, POS and user and end user interfacing. Some are minor, others are not. I've done a great deal of pressing on this - and seen results. Would behoove org to have an American consulted on engineering and marketing team. Example 1: "cabin" was mapped to "chalet" on OTA - and no easy fix. Ex 2: contact database and POS field said "region" and not "state" < no bother to us, but it sure confused a great many of our guests at checkout. This is now fixed. Ex 3: "Dear sir or madam" in automated guest emails. Not a phrase used in ordinary American English. Fixed. But there are more areas that need oversight for seamless ordinary American workflow. I'll end this subject by reiterating that they care to get this right and are methodically making updates. Wasn't a deal breaker before I started with Avantio one year and and it's only improved.

I would not recommend
- Channel Manager : Biggest disappointment yet. Many overbookings the majority of those happened at the worst time of the season (End of July/Beginning August) where we had to work overtime to change the bookings and refund some disgruntled guests. Others were thankfully nice enough to accept a change of accommodation otherwise it would have been a complete disaster but that involved calling the guests directly which was not a nice experience at all. In total we had to refund a sizeable amount in cancellation fees and Avantio is taking no responsibility citing that their technology is faillible which was of course different from their pitch where they were saying that they were the best in class. They offered a small discount which does not even cover the refunds made to these guests. Just as we are writing this review we have had another two instances of an overbooking and a booking outside our minimum stay rules. All in all we were really excited to move to Avantio but after 6 months we are on the verge of changing providers because of all the aforementioned issues. Unfortunately I would not recommend Avantio.

- Website : Good. One of the only positives from our experience with Avantio, it is decent although the loading times are sometimes not up to industry standards. The templates they offer are somewhat customizable but with some limitations.
Nachteile
- Onboarding : Painful as involving a lot of manual work.- VRMS : Disappointing. The unified inbox was one of the main reasons why we moved to Avantio as we were switching between several listings on the OTAs which was a pain. Prior to signing, we were told that it did not take more than 5 minutes for any guest communication to land in the unified inbox. We quickly realized that was not the case at all and that the delays were huge (hours to days, rarely under 5 minutes), to the point that we did not use it at all because it was not up to the industry standards.To this day in the unified inbox issues are ongoing. When we raised the problem to Avantio, they encouraged us to raise tickets but we quickly realized it was not worth it. The operations/supplier tab is quite rudimentary for exemple it is not possible to plan some tasks at the middle of the stays which are very important for say, mid term rentals, it is only possible to set final cleaning and basic maintenance tasks. We tried it but stopped and prefer to continue using Whatsapp. - Reporting : Very basic. The number of reports are limited, if you have some specific use cases like for example to generate some reports by location it is not possible to date. Some important KPIs in the short term rental industry are missing as well. When we raised the issue, we were told that it would be taken into consideration. Accounting is rudimentary (invoices are not accessible after 1 month for ex)

Finally a system and support you can trust!
I wished I had discovered them years ago. I have only been live a few weeks and they have already doubled my occupancy levels. The team are so professional and welcoming, and the training is AMAZING.

Avantio rental software helped us to automate the reservation system, and keep all our correspondence, and prices in one place.
Vorteile
The integration process was easy, and Avantio support was very helpful and patient. The software is easy to use, the reservation system works perfectly, and support is quick and efficient.
Nachteile
Avantio is constantly improving, therefore it is hard to name some cons. We would prefer the owner section to have more features, but this will probably be improved soon.

Probably the best holiday villa management platform out there.
I used my previous booking platform for almost 10 years and encountered numerous issues as the system was constantly revised and the results were very much hit and miss. The most frustrating experiences were encountered when raising a support ticket and receiving an answer pointing to an obvious solution which I had already tried to no satisfactory conclusion. Eventually the system came to a halt when I realised it was creating more issues than solving them such as taking about an hour to check an owner statement prior to making payment. I was reluctant to change as the time frame involved would have meant loss of time and revenue but the final straw came when I was asked to pay to the software provider an additonal 1% in fees for all bookings generated via the OTA's which I thought was unacceptible.
I investigated several platforms and shortlisted several and then had a one to one presentation. I was attracted to Avantio as the presentation was great and I received deffinitive answers to my querries. Now here is a word to the wise, if you are considering Avantio (and I suggest that you do) then go for the full package to include the website as you can control the contents via the Avantio console very easily and to maximum effect. The help ticket system is excellent and you receive a reply and if necessary an update very quickly, as is the training which is one to one and the presenters are willing to listen.
Vorteile
Very efficient and easy channel connection which pleasantly surprised me as our previous platform wasn't too good at this. Excellent front page and very efficient all in one system, particularly the uploading of properties. Particularly useful feature is the unified inbox which allows for quick and easy communication with the guests, housekeepers, and owners without the need to specify guest name, property, booking details. New great feature is the search section on the front page which makes working quicker and easier.
Nachteile
Owner statements take some getting used to as they are based on generating a settlement first. Also, the replying to guest inquiries could be made a little easier as it is based on filling in a detailed form first which could be avoided. Currently no mobile app and this should be rectified asap. However, the main features of the system are light years ahead in terms of simplicity and integration and the points mentioned are very minor.

The software VRMS by AVANTIO is very easy to use.
The graphical setting and layout of their dashboard help all users to enter the data very easily and without any particular problems.
What we like very much is the fact that Avantio offers modular services.
Unfortunately today many software houses require customers to purchase the entire package: VRMS + Channel + Website and this is definitely a burden for small agencies and owners who do not benefit of high turnovers.
Avantio fits every type of users and this is for sure their strength.
From a technical point of view, the user is also guaranteed by the fact that Avantio is the exclusive partner of HomeAway, Airbnb, Tripadvisor and many other important players in the industry so I have no hesitation to recommend to all.

Great experience. And great job from Avantio
What I like most about this software is that it adapts perfectly to the needs of our company Livingtarifa. In addition, they are continuously improving, which adds a plus to the quality of the software, let's say you feel "protected" by them.
In the area of tourist rentals everything has changed, especially with the introduction in the market of small businesses like ours. Avantio has taken all this into consideration covering all needs both at the level of apartment rental management and with large operators such as Booking or Airbnb.
Vorteile
It is an intuitive software from the first moment.
It is very easy to configure templates that automate processes with reservations.
The interaction of the web with the reservation system is exceptionally good.
The interaction of the channel mannager with other tour operators is very successful.
Nachteile
The price is the biggest obstacle. But not only Avantio, we made several comparisons with different companies and all have similar prices. I understand that this type of software requires a great team behind and that costs money.

What makes the big difference to other CMs: the customer support is really outstanding. Try Avantio and you know what I'm talking about. Absolutely fantastic! The best after sale I experienced. Also the offers for booking portal partners for the CM (Channel Management) are definitely better than the most other CM Systems on the market. There are so many features that you may never heard of, but are useful for us and our guests and therefore bookings have increased. Excellent Price-performance ratio.
Nachteile
Sometimes languages are mixed and you may find English-Spanish or German-Spanish in one sentence.
Some booking portals have problems with connecting the right features, but this is rather a individual problem of the portals themselves. See my Pros and you can imagine that the support team also works on this!

My experience is undoubtedly positive, since the beginning I could appreciate the irreplaceable presence of the assistance (Customer Support) which responds promptly to any type of problem with very fast response times. In addition to this, the attitude of all the people working at Avantio is always aimed at "solving the problem" with pragmatism and effectiveness. Therefore, even though there are some small limitations (especially on the Booking Engine side), having such an efficient Customer Support makes Avantio a perfect partner!
Vorteile
Among the various features present in Avantio, certainly the ease of connection with almost all the online booking portals is the most appreciable. The user interface is very easy to use and allows access to any type of KPI useful for performance evaluation.

There are a few small aspects that are improvable on the user side, including having the VRMS responsive so that it can be used with mobile devices.

We are finally be cared for by competent professionals who are available when we need them.
Avantio is very professional as a team, walking with us from start-up to day-to-day business needs.

We have previously worked with other Integration Companies with our Short Term Rental Business and Avantio far exceeds those companies with their set-up program, customer service, and availability!
And, we are paying less than the other companies which left us frustrated and looking unprofessional.
When we have any questions, they are quick to respond and are available via Zoom when needed.
We are in the best of hands which allows us to run our business and focus on our job while they do theirs.

Prometía mucho, pero no es una buena solución
Opinión Sincera y Objetiva: el onboarding fue magnífico, todo prometía hasta que encontramos muchas deficiencias, por las cuales no hubiese realizado la migración desde el anterior channel.
- Mensajes automáticos enviados en html y no como texto plano, por lo que a los huéspedes les llega un link html y para ver su contenido les saca del chat Airbnb/Booking y los lleva a un dominio Avantio (no traslada confianza, ya que el 99% de los huéspedes no sabe lo que es un channel manager).
- Módulo de operaciones extremadamente básico: parece que están trabajando en ello.
- Unified Inbox: la peor solución dentro de la suite, No funciona en absoluto.
- Channel Pro da problemas especialmente con la sincro con Booking, se queda bastante enganchado en la primera conexión.
- Primera vez en 6 años que hemos tenido overbooking (1 reserva). Después de escalar el caso, la respuesta es que la reserva es de hace varias semanas y no tienen histórico. Feedback poco creíble, quién no guarda logs¿? Luego complementan la respuesta dejando caer que la solución no es infalible y que es responsabilidad de los gestores identificar los overbooking (en 6 años nunca habíamos tenido overbooking antes).
- Atención al cliente solo en días laborables, y es rara la vez que no se disculpan por la tardanza debido al volumen de peticiones. Esto implica que el equipo de atención al cliente es pequeño y/o los clientes suben muchos SR por problemas con la plataforma.
Dicho esto, no todo son desventajas (aunque pesan bastante más que sus ventajas, porque nacen de funcionalidades básicas). También tienen ventajas:
- Producto con enfoque local adatado a la normativa Española.
- Módulo de facturación integrado, no lo hemos utilizado aún, puesto que no sabemos si nos quedaremos o volveremos a migrar, dada la inestabilidad de la plataforma, especialmente con el módulo de mensajería.
- Integración web: no tienen un diseño de 10, pero creo que en este aspecto están por encima de la media y son merecidos ganadores. Integran módulos con coste adicional como el área del turista y el check-in online conectado al organismo competente para su registro.
Es una pena que un producto que podría tener potencial, esté sacando a producción soluciones como Unified Inbox que está en una fase preliminar muy Beta, y que utilicen las respuestas automáticas con link html que sacan al huésped de las webs de confianza (Airbnb/Booking) para llevarles a Avantio.

Solución adaptada a la legislación local

Unified Inbox NO funciona, múltiples bugs. Su product manager reconocía a finales de 2023 (video Youtube) que su producto anterior no estaba a la altura y que habían creado esta solución desde 0, la cual estaba en modo piloto y funcionando muy bien. Sinceramente, es una falta de rigor profesional decir que un producto tan tan tan Inmaduro esté funcionando muy bien. Fue uno de los productos por los que migramos de channel manager y tras 3 semanas trabajando con el Unified Inbox son Innumerables las incidencias que se han reportado, y la respuesta estándar es "lo sentimos, ha sido un error puntual". Dejo claro que la solución NO funciona, haciendo uso del Unified Inbox empeorarás ratios de respuesta, confundirás a los clientes con mensajes que se envían por duplicado, unos que no llegan a enviarse, otros que se envían por Booking cuando la reserva es por Airbnb (aún no sabemos a dónde ni a quién le llegó el mensaje), aparecerán mensajes leídos cuando no han sido abiertos porque no aparecen en los resultados de búsquedas (los tendrás que buscar manualmente ad-hoc), se duplicarán chats dividiendo la conversación en 2 y perdiendo información, etc...
Y relacionado con la mensajería, es el único Channel manager que envía plantillas con código html como mensaje automático, provocando que los huéspedes NO reciban el mensaje, sino un link que les obliga a salir de sus plataformas de reservas (Airbnb/Booking) para leer el mensaje en una web de Avantio. Qué sentido tiene¿? Según ellos el look&feel es mejor, y es cierto, pero a cambio... pierdes confianza del cliente (mucho se preguntan qué es Avantio y por qué esos links), no sigues el hilo de la conversación ya que cada mensaje automático es un link distinto, los clientes no pueden hacer uso de las funciones de traducción automática de Airbnb/Booking, y un largo etcétera. No tengáis esperanza, no está en su Roadmap el cambiar este módulo llamado harmony.

Je ne recommande pas aux Conciergerie Française
Passer chez Avantio nous a fait perdre beaucoup d'argent et de nombreux clients. L'utilisation quotidienne nécessite un poste à temps plein uniquement pour le logiciel, alors qu'il était censé nous faire gagner du temps. Rien n'est simple, intuitif et facile à réaliser avec Avantio. Mon conseil à mes confrères en conciergerie qui ont moins de 150 lots : ne choisissez pas Avantio si vous n'avez pas les moyens d'investir dans la création d'un autre logiciel pour pallier à tous les manquements de celui-ci.

Au début, j'étais ravi du prix mensuel et de la promesse d'un accompagnement pour le lancement et le suivi permanent, ainsi que de la simplicité d'utilisation au quotidien. Cependant, ce ne fut pas du tout le cas.
Nachteile
Non responsive sur téléphone (inacceptable pour une société qui a plus de 10 ans !). Interface complexe et peu intuitive, nécessitant de nombreux clics ou retours en arrière pour effectuer des tâches essentielles et quotidiennes dans la location courte durée. Modèles d'e-mails envoyés aux clients mal conçus, fournissant de mauvaises informations et présentant un aspect visuel amateur et non professionnel du secteur. Annonces presque invisibles sur les plateformes lorsque publiées via ce canal (par exemple, publiées dans une autre langue que le français). Tickets au support inutiles, avec des réponses absentes ou non résolutives. Impossible de gérer les équipes (prestataires, ménages, etc.).
