Best VR Operations Product on the market
Vorteile
I love how innovative Breezeway is. They are continually adding new features, asking for end user feedback and make sure the system is top notch!
Nachteile
It's hard to find something to complain about, but if I had to choose something, it would be integrations are not true/full two-way communications. There are aspects of it that can write back to our PMS, but I wouldn't consider it complete. But again, not a huge deal.

Easy and Productive
Breezeway has streamlined a lot of my processes and makes it possible to both find and share pertinent information quickly with teammates in and out outside of my department. I do enjoy having the system as my catch-all for messages and calls so I know what to look at when I get back into the office from days off.
Vorteile
It is nice to be able to pull up all of my tasks for different properties all at the same time and filter easily. Being able to communicate in the comments for each one has been a total game-changer for my workflow.
Nachteile
The automated reply system/Breezeway Assist is clunky and does not assign the correct teams to the correct tasks always. This may be more of an internal issue that needs clarification, but automatic assigning isn't always beneficial.

I can pull up the app and all my tasks are ready for me to view, And if I need to leave a task for Housekeeping, or maintenance its easy to do.

Issues created are not auto dated and added right to the dashboard the day they are found from cleaner or field member. Do not like the fact you have to get out of the app and go to web browser to add issue date and assign to someone if you are a member with higher access during an inspection.

Breezeway helps maintain operational continuity in growing STR/MTR businesses!
I have used breezeway for more than 5 years between two companies and have come to found it a critical tool for operations management at both. One managed 1200+ units across the US and the other started from 0 and has grown to 150+ units across multiple markets in the US. I would be lost without breezeway and the alternatives built within PMS's or competitors just don't compare with their product features, support, and pricing.

I do wish there was the ability to add or edit task types beyond cleaning, maintenance, and inspection but we make this framework work well enough.

Not good for big companies
We manage over 500 units with Breezeway and have encountered several challenges that are not aligned with the needs of a company handling multi-unit short-term rentals. Unfortunately, the support provided has not met our expectations. Specifically, the manual process for bulk uploads is inefficient, and there is no functionality to adjust pricing by weekdays, resulting in uniform rates across both weekends and weekdays, which is not ideal for dynamic pricing. We would appreciate addressing these issues promptly.

Love Breezeway!
Love it. The software is easy to understand and the Breezeway team is amazing! Love [sensitive content hidden]. Amazing company leaders that really care about their clients and partner alongside us to ensure our business succeeds.

I’m very happy with breezeway and the customer support. They are very quick to answer any questions I have.
Vorteile
I like the new version of it. I like that that it’s more than a scheduling platform but you can also track inventory and so guest communication at once.
Nachteile
I wish that if a check-out date change all tasks that were schedule on that day would go automatically to the new dates. As of right now I have to manually move them over such as maintenance tasks etc.

Solid Product
Overall a great product. If it offered deeper integration with Barefoot so we could have it display more property info like wifi passwords and owner contact info that would be icing on the cake.

Breezeway is a very simple solution to handle a very complicated way of business. Overall, this is an excellent tool. It is thorough and handles everything I need when using. They have got all of the necessities covered and some that we couldn't have thought of, as well!

Nachteile
Not about Breezeway but probably the way information is entered into the program which is actually a human problem. It would be helpful to locate things quicker if there was an established data entry pattern.

Looking Forward To More New Features
We started using the software in late 2021, early 2022. In the beginning, it lagged so in redibly bad. It literally took minutes to upload and sync the data with the server back at the office. When you are already on a time crunch, it has to be nanoseconds to upload. They fixed the issue and its been breat ever since.
I would love to see a section to upload videos.
I would love to be able to build out a template from scratch and assign rooms (and elements for those rooms) based on WHICH floor it is on. We can input the floor number but it doesn't pull over to allow this to be done.
Vorteile
This is a magificent platform to assign tasks to cleaners, inspectors, maintainence vendors and office staff. Its user friendly and the biggest impact is the ability to upload hundreds of photos when having people out in the field. In our case, out on the island.
Nachteile
You cannot upload video snippets. For example, if i walk into a home and the ceiling fan is buzzing or humming, a video is better to send to a repairman. They can hear and see what is happening before they ever get in their vehicle to make the drive. Saves time tremendously. Plus, it helps to identify an emergent situation vs something minor that can be addressed during business hours the next day.
Aside from Breezeway itself, we also utilize the chat/text feature with all.our vendors and guests. Similar to the tasks needing video snippets, i feel the texring line should be able to receive a vido snippet. If a guest is in the home at 11 pm and the slider door is leaking, tbey should be able to send us a small video with the location of the slider, and how much water intrusion is actively in progress. Still photos do nothing but capture 1 single second. In 10 minutes it could be into thousands of dollars in lost revenue to the homeowner and a bad experience for a guest.
In addition, the texting platform currently allows 1 single photo at a time. Event in a task you can upload a maximum of 10 from your gallery. Vendors and guests should be able to upload 2 to 4 photos in one click. Again, the time it takes to find, select, send, find select send, find select send, over and over again. For advanced as our technology is today, uploading only one photo at a time on the texting app is an antiquated process.

Michell DeMarcus - Breezeway Review ~ Wonderful Service
Overall my experience has been more pleasant and helpful than not. The service provided helps is a wonder resource that provides easy and quick functionality and searchability. Breezeway provides many points of recording comments and photos which is a huge must in the hospitality industry.
Vorteile
Easy Navigation, simple training fpr team memebers, quick service from Breezeway team with issue fixes or learning opportunities, fantastic record keeping.
Nachteile
Here are a few things I would love to see:
- Accessibility to deactivated property tasks and profiles
-the ability to set individual task templates for individual/multiple instead of all properties
- Accessibility to add an issue to a task from the initial pop-up task rather than needing to open the whole page
- Accessibility to add an assignee to an issue initially so the task is added right away

Happy but would love some additions
So far we are happy with the service, but are looking forward to additions.

Easy scheduling and automation of assignments. The portal for vendors/user is very useful. The company uses suggestions to better their product and listens. We love our contact at Breezeway, [sensitive content hidden]. She is the best :D
Nachteile
There are still some things that could be better.
1. Automating responses to closed out work orders would be VERY helpful. example: once the mattress is cleaned by the upholstery company, the close out triggers a hskg work order to remake the bed.
2. Ability for vendors to change their due date (maybe make this a reviewable option for manager/supervisor in the company)
3. Ability to add requirements to a work order without having to add it as a template would be nice as well.
4. Automations for completion of particular work orders (way to mark to email completion report on certain work orders that we need to follow up with owners/techs on).
5. No way to search work tags in daily check in dashboard.
6. You can't sort by assigned (much easier to follow up this way).
7. Would be nice on check in's to see any properties with an urgent work order assigned (it has to be assigned to the check in day to show up on the dashboard).

Love the software - training could be improved
I've been using it for about 18 months - I feel like training was dull and then I was given this robust platform with no more real guidance. I wish I had had more educational meetings post onboarding to learn more and more about how I can make the platform work for me. Also meetings by departments would have been helpful. I don't need to learn about how the other departments would thrive but would love to know EVERY way I can help my team do more than just succeed with this platform

Love Breezeway! Super easy, super useful
I use Breezeway every day, and I love it! I can easily assign tasks to my maintenance team while understanding the priority of my own tasks. Breezeway makes scheduling for multiple properties with completely different calendars SO much easier.

The support staff is so friendly and prompt - if I ever have any issues, the team addresses it so quickly and are so nice while doing so.
Nachteile
I hate that I can't access the full Breezeway platform on the mobile app. It's easy to make and view my own tasks, but pretty difficult to pull up the calendar for one property without being taken to my Safari app. I would love to be able to view property details & calendars without having to open another app.

A MUST HAVE TO BE SUCCESSFUL
Breezeway is a must have application in the Vacation Property Management business. Clever functionality, smart ergonomics, and good tech support makes Breezeway a cut above. They're a great company, and like Above The Rest Cabins, treats their staff like valued members.

**LINE BREAKS PROHIBITED IN MESSAGING MODULE**
Breezeway doesn't allow line breaks in their Messaging module. This is a big deal when you're attempting to architect critical weather information so certain content doesn't get lost in a sea of text.
**DOESN'T PULL OVER OTA INFO**
Breezeway doesn't pull in whether a guest is an Airbnb or Vrbo booking. This is a data point worth adding to your integration set. when users click on guest info.

It's a Breeze
Overall, it's been a breeze! I have not had many issues with the app or the desktop version that a simple refresh has not resolved.
Vorteile
I enjoy the many ways of viewing task for the day, or the week, being able to close out certain people's tasks if they forgot while in the field. It is so helpful being able to see the check in and checks outs in the drop-down calendar when selecting a date for completion on a task. Aswell as being able to see a map view of where the members of the team are and easily seeing homes with task issues.

The lack of being able to place tasks in a certain order in a team members day to help with the route planning and time management for scheduling.

Good product - but could be better!
Generally good. Ability to reach a person is very good, but is too frequently met with "sorry we can't do that." Onboarding was fine & included a real human, but is not customized to your needs necessarily & all of my sessions involved another company too, which was weird. It moved to slow for me as a result.

App for my vendors is finicky - weird refreshes that sometimes don't actually refresh, Breezeway messaging also finicky both as an app on my phone & and in the browser. So far I've probably asked 5 questions that have gotten the standard "we'll put that in as a suggestion" which is super frustrating - specifically the inability to add additional elements.

Game Changer!
Very positive. Our cleaners are now accountable for all their work!
Vorteile
It has streamlined so much of our work...I'm not sure how we use to keep the schedules straight for our cleaning staff!

When I make a task for a future date, it jumps to the current date.

Breezeway Enables Our Operations
After several years of improvement and expansion, Breezeway continues to be practical and functional. The UI is straightforward for office and field staff. Our guests appreciate the messaging and Guide functions. The reporting is solid.

We Love Breezeway
We've had a great experience and it's a very easy and intuitive app.

Barefoot helps a lot out in the field
Positive, has helped us tremendously out in the field

Being able to see time inspectors and housekeepers are taking in each task

Not everything flows from Barefoot, so we have to switch back and forth from Barefoot to Breezeway

Breezeway is great!
Breezeway is great and I have enjoyed using it at my workplace. It makes things easy when I can see everything on a weekly schedule.
Vorteile
I like that Breezeway is very easy to use and sort tasks. Assigning items and setting up automations is also very easy.
Nachteile
The app could use some improvements, specifically for searching for tasks from days ago and also moving tasks assigned to myself.

Ease of Breezeway
We have been using Breezeway for several years and will continue to do so. It is a great value for all of the services it offers.
Vorteile
It is very user friendly, easy to learn and plenty of training videos and articles! The chat feature is very helpful as well.
Nachteile
The Upsell feature is a great idea but we have not had a guest purchase something through there since October. It was working great and then it just stopped getting the sales it had been getting when we initially set it up. I can't figure out what the problem is. Love the concept but need to figure out why guests aren't purchasing.

Breezeway - Nautilus Condos
For the most part good, with the exception of slow response/answer times for calls after hours, not prioritizing correctly needs of guests - i.e. lockouts - not marked urgent or a call made to on-call staff.
Vorteile
For the most part, the after hours team answering calls and leaving messages for office team for next day. Ability to put tasks in, assign and mark finished when complete
Nachteile
Slow responses to answering after hour calls. Sometimes urgent requests are mishandled. When putting in a task it would be nice if the name of the person entering in with a time stamp is included

A fantastic product for any large property management firm
If we were to stop using Breezeway now, it would be devastating. It helps with organization, task management, quality control, and so much more. I'm glad we found and implemented the software!
Vorteile
The interface is clean and intuitive, and it makes tracking much easier for tasks to ensure items are not overlooked.
Nachteile
It would be nice if Breezeway could have one button to generate a monthly report that shows the total cost to owners. Without additional software, it is cumbersome to use Breezeway for accounting tasks related to labor and service expenses

Breezeway Review: Streamlined Property Management with A learning Curve
My experience with Breezeway has been great it actually helps me to manage the property more effectively. The communication and automation features saves me a lot of time and ensure me that the property must stay in top condition.
Vorteile
I love the detailed reporting it offers which keeps me aware of performance and helps me to take decisions. It automate the routine tasks and saves a lot time. Breezeway works great on mobile too which helps me to work even if I am not the my desktop.
Nachteile
I find it offer limited options of integrations with other third party software. Sometimes I noticed there is slight delay in syncing updates.
